Description
JOB SCOPE: The LIHTC Associate is responsible for low income housing tax credit and other regulatory compliance for PCMH’s supportive and affordable housing units. Will work directly with low-income and special needs applicants to pair them with available units, complete applications and leasing documents in compliance with LIHTC guidelines, other housing contracts, and equal housing opportunity laws.
ESSENTIAL FUNCTIONS:
- Maintain knowledge of the eligibility criteria for all residential programs.
- Maintain contact with Residential Program Directors and Coordinators to monitor and fill vacancies.
- Schedule and conduct applicant interviews.
- Facilitate collection of required documents, request and review 3rd party verification forms, and communicate status of application with applicant and program staff.
- Determine initial eligibility of applicants for program beds
- Complete leases and associated riders with tenants, and explain basic tenancy rules.
- Enter all demographic and income data into property management software and upload documentation as required.
- Conduct file reviews to ensure LIHTC and other regulatory compliance.
- Track and complete recertification’s, lease renewals, and other regulatory documents for residents.
- Generates letters and mandatory correspondence with residents regarding property management issues.
- Completes administrative tasks, compliance reports, and other duties as assigned.
- Maintains productive working relationships with social service staff.
- Performs other duties, consistent with the goals and objectives of the Residential Division, or as assigned by the Vice President of Residential Operations or Financial Director of Residential Services.
Salary: $50,000 – $60,000
Scheduled Shift: Monday-Friday 9AM to 5PM

KNOWLEDGE:
- Microsoft Office
- Real Page
- LIHTC Compliance
- Current knowledge of Landlord-Tenant Fair Housing Laws
- Current knowledge of HPD Marketing policy changes and procedures
- Working knowledge of HPD/Section 8, HUD, Tax Credit & housing regulations
SKILLS AND ABILITIES:
- Strong organizational and system tracking skills
- Detail oriented and organized.
- Ability to work independently
- Ability to effectively manage time
- Ability to engage resident population
- Intermediate math skills required to complete income and asset calculations.
- Ability to handle multiple tasks and shift between responsibilities
- Ability to work effectively with others and maintain positive professional relationships with program staff.
EDUCATION AND EXPERIENCE:
- Two (2) years work experience in supportive housing, property management, or a closely related field.
- Certification in Low Income Housing Tax Credits Compliance.
- Experience with Section 8, HOME and other HUD programs.
