General Purpose
Negotiates and purchases rights-of-way and real property, sells excess lands, and conducts economic analysis to ensure cost effectiveness. Evaluates, negotiates, and manages property issues for the company. Investigates, resolves and manages disputes resulting from property trespass, encroachments and damage claims.
Responsibilities for this position include the following:
- Research, analyze, and evaluate property issues.
- Respond to property issues and requests from internal and external customers.
- Negotiate real estate transactions (purchase and sale of properties, purchase and sale of easement agreements)with third parties.
- Review and prepare documents such, property sale agreements and easement agreements.
- Represent the department and the company as the first point of contact with prospective buyers, sellers, brokers, and other interested parties.
In addition to the above, Senior level responsibilities include:
- Responsible for site selection, zoning analysis, title review, clearing of title issues, property valuation, negotiating of purchase contracts and options, review of surveys and ownership.
- Directs complex projects and makes recommendations related to specialized discipline.
- Conducts strategic analyses related to real estate transactions.
- May provide direction to Career level agents.
- Manages and leads high visibility, complex property and asset transactions with appropriate awareness of impact and expected results.
- Accountable for the success of the project and or function.
- Consults with executives from business units and legal representatives.
Requirements for this position include the following:
- Bachelor’s degree in Business, Finance, Law or a related field; or the equivalent combination of education and experience.
- A minimum of three years related property agent experience.
- Communication and interpersonal skills including the ability to develop positive relationships with internal and external customers, resolve property related disputes, and to work effectively with team members.
- Proficient with the use of personal computer applications to support property management activities.
- Knowledge of commercial real-estate principles, federal, state, and other agency permit requirements, applicable company policies, practices, and procedures, and federal, state, and local laws and regulations.
- Ability to understand and evaluate property-related documents, legal descriptions, surveys and maps.
- Research, analysis, and evaluation skills in order to gather data on market and property values, and develop effective marketing strategies.
- Ability to influence others and negotiate solutions.
- Travel may be required.
In addition to the above, the Senior level requirements include:
- A minimum of five years’ experience in real estate, including title, appraisal work, valuation, real estate sales contracts and financial analysis.
- Ability to oversee all aspects of purchases and sales to provide day-to-day management of all property related contracts.
- Strong communication and interpersonal skills including the ability to develop positive relationships with internal and external customers, resolve property related disputes, and to work effectively with team members.
- Ability to apply strong negotiation and conflict resolution skills.
- Proficient in dealing with approval boards, cities, and other approving entities.
- Knowledge or experience with permitting, easements, county recording processes and title reporting.
Preferences
- Knowledge or experience with permitting, easements, county recording processes and title reporting.
- Willingness to pursue advanced training.
- Knowledge of the electrical utility industry.

This position is eligible for an annual discretionary performance incentive bonus of up to 12% of salary.
