The AWS Global Data Center Supply Solutions Team is looking for a talented, experienced Lease Payment Analyst based in our Seattle corporate office campus. In this role, you will be a key member of the Portfolio & Asset Management team, and report directly to the Lease Payment manager. Responsibilities include managing all payment related activities to support the existing and expanding data center portfolio.
The ideal candidate is detail oriented with strong written and verbal communication skills that can work independently. Candidate should possess a high level of financial acumen and be able to excel in an extremely fast-paced environment with a high degree of ambiguity.

Key job responsibilities
• Ingestion, review and auditing of rent and power datacenter and colocation invoices
• Perform quality control over invoice abstraction
• Partner with key stakeholders to help ensure accurate and timely payments
• Ongoing processing of invoice approvals and invoice payments
• Processing of payments in line with internal Spend & Transaction Policies and contractual terms
• Track cost savings and avoidance
• Manage Landlord account reconciliation
• Support the Landlord onboarding process
• Support the preparation of monthly portfolio metric and variance reporting
• Support for all contact and payment inquiries for internal and external customers
• Support special projects
About the team
The AWS PAM-AMER team consists of regional ownership over Payment Management, Leased Portfolio Management, Owned Portfolio Management for AMER and global program ownership over Governance, Lease Administration, and Lease Admin technology for AMER, EMEA and APJC. Our functions include support for new transactions, management of owned sites, compliance to S&TP and contractual requirements for all real estate and lease payments, and management of critical lease and contract dates. We abstract and manage the contract data for executed real estate and colocation leases/contracts, PSAs, MTSAs, MSAs, work orders and other ancillary contract documentation. We are a primary point of contact for landlords/vendors and onsite team escalations which can include management of tenant alterations and site improvements, vendor management and tenant management.

BASIC QUALIFICATIONS
• AA degree in business, real estate, accounting or related experience
• Minimum five years of demonstrated experience in lease administration
• Minimum two years of experience in commercial real estate
• Minimum three years in Office Suite of products (excel, word, outlook)
• Minimum three years using lease administration software (TRIRIGA, Accruent, Tango)
• Minimum three years of experience in processing rent charges and/or invoices
PREFERRED QUALIFICATIONS
• BS/BA degree in Business, Real Estate, Finance or related experience
• Experience managing internal stakeholder relationships and working successfully across organizations to deliver results requiring collaboration and coordination with multiple teams
• Working knowledge of commercial real estate principles and financial concepts
• Competence utilizing commercial real estate software platforms
• Ability to work independently, deal with large volume, and prioritize effectively in a complex, ambiguous and fast-paced environment
• Experience in data center/colocation real estate
• Experience with large, global real estate portfolios
• Strong written and verbal communication skills with the ability to present to leadership teams

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $61,800/year in our lowest geographic market up to $148,800/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
