Who you are: You have five to ten years’ experience working with real property transactions in a law firm, company, or non-profit setting. You understand legal descriptions, surveys, title encumbrances, and are adept at working with counterparties, title companies, and escrow agents to close transactions. You understand leases, options, purchase and sale agreements, deeds, and other real property instruments and contracts and how to evaluate them for assumptions, indemnities, insurance provisions, claim waivers, and recording requirements. You are organized and able to manage multiple transactions simultaneously. You are skilled in using technology, policy, and process to create and improve transaction workflows. You are familiar with mapping and geographic information systems. You are motivated and enjoy learning; taking on new projects is exciting to you. You are a paralegal or attorney seeking a paralegal position.
What the job is: As the Real Property Transaction Paralegal, you will be part of the Legal team and will work with internal Counsel and the Acquisition and Business Development (ABD) department to set up and maintain a process for tracking and documenting transaction deadlines. This includes seeking approvals and drafting documentation for the leasing of real property for renewable energy projects. In this role, you will work on projects involving our timberlands in California, Oregon, Washington, Montana, and the US SE. This role is both an internal and external facing position which will require frequent interaction with other employees, contract service providers, and outside parties.
Examples of the daily work associated with the job:
- Organize and manage opportunities for renewable energy leasing.
- Identify and manage details and timelines for multiple, sometimes overlapping transactions.
- Supply technical assistance to the Legal and ABD departments during real property transactions, including the development of custom instruments or reviewing legal instruments prepared by other parties.
- Refer questions requiring legal advice or decision-making to internal Counsel.
- Ensure that contracts related to real property transactions have required approvals, have considered contingencies, and are reported appropriately.
- Establish a robust and effective relationship with the staff in each operating unit to foster efficiency and good communication.
- Support the Legal and ABD departments with special projects as needed.
Compensation: Annual Salary Range: $81,000 – $121,500 per year. The pay range listed is just one part of Green Diamond’s total compensation package.
