Position Title: Acquisition Specialist (P2)
Role
The Acquisition Specialist will secure ground lease extensions with favorable terms that ensure customer readiness, time, space and rights. They will negotiate the best possible purchase deal if possible or lease extension and will ensure a good handoff. Accurately and clearly explain deal details to the landowner and other stakeholders at Crown and achieve target deals for a quarter, Completes special portfolio projects
Responsibilities
- Identify potential acquisition targets or products.
- Conduct market research to assess current trends and identify opportunities.
- Analyze financial statements and data of potential targets.
- Develop and maintain relationships with vendors, suppliers, or potential acquisition targets.
- Negotiate terms, prices, and delivery schedules
- Draft, review, and negotiate contracts.
- Ensure all contract terms are met by all parties.
Expectations
- Work closely with legal, finance, operations, and other relevant departments to ensure a smooth acquisition process.
- Excellent oral and written communications skills
- Ability to comprehend zoning codes and real estate documents
- Ability to read and comprehend legal documents such as legal descriptions, surveys, ground leases, easements, deeds, land purchase contracts, mortgages, title policies, subordination, and CAD drawings
- Ability to comprehend real estate, financial models
- Proficiency in Microsoft Excel, Word, Outlook
- Ability to produce high volumes of work to deadlines and with accuracy
- Demonstrable problem-solving and research skills
Education/Certifications
- Bachelor’s degree
Experience/Minimum Requirements
- Two (2) or more years’ experience in real estate, zoning and permitting
- JD or MBA preferred
Organizational Relationship
Reports to: Manager – Real Estate Acquisitions
Working Conditions: This role falls into our hybrid work model working in your assigned office approximately 60% of the time (3 days per week) and where you do your best work 40% (2 days per week). Beginning September 5, 2023 our hybrid work model will be adjusted to 4 days in the office on Monday through Thursday. On Fridays, teammates on the hybrid schedule will have the option to work from the office or home.
For New York City, Colorado, California, and Washington residents – The hiring range offered for this position is $50,000 – $95,000 annually. In addition to salary, employees are eligible for an annual bonus of up to 15% of annual salary. Employees (and their families) are eligible for medical, dental, vision, and basic life insurance. Employees are able to enroll in our company’s 401k plan. Employees will also receive 18 days of paid time off each year and 12 paid holidays throughout the calendar year.
