Overview
Will have responsibility for the daily supervision and operation of the department staff. Primary responsibilities will include supervising, training, coordinating and planning the work activities of the department’s E&M, and HVAC staff. Will also serve as the primary building liaison in the absence of the department’s senior assistant manager or department manager or as directed.
This role will pay a salary of $50,000 to $60,000.

Responsibilities
- Supervises, schedules, and assigns the daily work activities of the Electrical Mechanical and HVAC staff.
- Ensures completion (to building/industry/OSHA standards) the daily departmental work orders that are assigned.
- In conjunction with management, other support departments, and external parties; is responsible for coordinating and supervising the installation and/or repair of complex electrical-mechanical and HVAC projects.
- Ensures that the building Preventive Maintenance Program is carried out on a timely basis.
- Coordinates and manages processes for all electrical installations for trade show exhibitors.
- Interviews, recommends or selects, suitable candidates for employment.
- Conducts the orientation training of new department staff.
- Makes key recommendations on performance reviews and performs disciplining of staff.
- Conducts ongoing training for department staff.
- Prepares the department’s weekly work schedule.
- Reviews and approves weekly time records of each employee as needed.
- In conjunction with the HR Department, will assist with employee OSHA/Safety training, Fork Truck and Aerial Lift operation and training, proper use of Personal Protective Equipment, Electrical Safety and Training, Fire Alarm System Training, Maintenance and Testing.
- Performs administrative and other duties as assigned.
Qualifications
- Experience in directing the work of others. This includes assignments, follow-up and accountability as necessary.
- Able to effectively prioritize workload, delegate tasks, and coach and develop a team.
- Must be able to coordinate team to handle several work assignments concurrently.
- Must have experience in supervising daily activities of various sized work crews.
- Must be able to train and instruct in all areas of electrical codes and safety regulations.
- Must have good communication and organization skills.
- Must have the ability to communicate effectively orally and in writing.
- Must be able to read building floor plans and electrical/mechanical drawings.
- Must have good problem solving skills.
- Must have basic computer skills. (A working knowledge of Microsoft and AutoCAD desirable)
- A working and detailed knowledge of Boiler/Chiller operations
- A working and detailed knowledge of electrical codes and standards.
- A working knowledge of fire alarm systems installation, maintenance and testing
- A working knowledge of electrical/mechanical equipment, tools and supplies.
- The ability to operate fork truck and other service vehicles (aerial lift, pick-up truck, etc.)
