Promontory Club is looking to fill a vacancy for its development and construction arm, Promontory HOMES, and the position of Assistant Superintendent-Residential, Full Time.
WHAT IS THE OPPORTUNITY?
Promontory has been approved to construct over 1,900 luxury residential properties. Offering a wide range of products from twin home cottages to large semi-custom homes. We focus on high-end luxury residential real estate. The Assistant Superintendent will be responsible for assisting our Project Managers with successful completion, delivery, and warranty of our luxury homes.
POSITION DESCRIPTION
The Assistant Superintendent will assist the Project Manager with daily oversight of project tasks, management of trade partners, quality control, municipal inspections, punch lists, daily opening and closing of project site, and warranty claims. They will often interact directly with the Owner to provide progress updates and photos through the approved company platforms.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Open and close daily all project sites and walk for any damage or theft that may have occurred and report any concerns to the Project Manager.
- Schedule, layout permits/required inspection documents on the day of inspection.
- Assist in identifying construction deficiencies at all stages of construction, including maintaining a running punch list with the Project Manager.
- Give directions to trade partner and supplier personnel as directed by the Project Manager.
- Oversee installation of material and labor at various stages of construction.
- Follow up on scheduled tasks, future tasks, and scope completion as they occur.
- Perform pre-settlement walks with Project Manager and Owner and identify correction lists prior to delivery.
- Manage warranty claims and strive to complete claims within 14 calendar days.
- Manage movement and organization of material on site including actual labor to do so if required.
- Effectively communicate with the project team progress, concerns or any risks that may impact the company.
- Assist with job site clean-up; sweeping, vacuuming, product protection and trash pick-up when needed.
- Follow all company safety and security policies and procedures; report incidents, injuries and unsafe work practices to management; complete safety training and certifications. Maintain files of Safety Data Sheets and follow safe work practices.
- Other duties as assigned.
Qualifications
KNOWLEDGE SKILLS AND ABILITIES:
- High School Diploma or GED is preferred; currently enrolled in or a recent graduate with a degree in Construction Management is preferred.
- Two (2) years of related industry experience.
- General knowledge of building construction practices, means and methods.
- Basic computer skills and competency in the following, Microsoft Office including Word, Excel, and Outlook;
- Must have strong organization skills; must have clear, concise written and verbal communication skills and a high attention to detail; must have the ability to multitask in a fast-paced environment while maintaining a high level of professionalism
- PHYSICAL REQUIREMENTS: Must be able to stand, walk and work on feet for multiple hours a day if needed; must be able to lift a minimum of 50lbs regularly and 100lbs occasionally; must be willing to work various hours, nights, holidays and weekends; must be able to work in hot and cold environments; performance of the required duties will require the physical ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction; specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus; performing this job requires the use of hands to finger, handle, or feel objects, tools or controls, sit, talk and hear, stand, climb, balance, stoop, kneel, crouch, or crawl; while performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions and risk of electrical shock; the noise in these work environments is usually moderate to very loud.
