The CCIU is currently offering a sign on bonus of up to $1,500 for candidates who apply and are subsequently hired for a position between March 16, 2023, and October 31, 2023. More information will be shared with eligible individuals at the time of hire.

SUMMARY OF POSITION:
This is a project staff/working supervisory position. Responsible for coordinating and/or performing maintenance and custodial functions within the facility. Supervises subordinate custodial and maintenance staff. Supervises site specific contractors. Implements and coordinates office moves and majors and minor construction and renovations projects. Assists in development and implementation of building facility based projects including preparation of bid specifications and project management. Acts as liaison between building related needs and community based organizations. Performs snow removal, leaf removal and other landscape work as may be assigned. This position also coordinates building (non-instructional related) purchasing and inventory control activities. Position is considered “on-call” for emergencies.

QUALIFICATIONS:

    1. High School diploma
    2. (Preferred) High School Diploma with Technical Education or Trades Training
  2. Professional or Other Required Certifications
    1. Minimum 5 years experience in facilities or property management with 2 years supervisory experience preferred

ESSENTIAL JOB RESPONSIBILITIES:

1. Responsible for the daily cleanliness, maintenance and infrastructure (operations) of the building. Responsible for maintaining appropriate designated climate control systems, temperatures and settings.
2. Performs minor to moderate maintenance including plumbing, HVAC, carpentry, electrical and painting. Performs custodiall services as required.
3. Coordinates and monitors building security systems.
4. Assists in the planning and implementation of building maintenance and renovation projects. Develops annual supply requests. Ships and receives supplies and equipment. Maintains accurate inventory records of supplies and materials stored in building storage and maintains appropriate inventory levels of materials and supplies based upon established practice and procedure.
5. Develops and implements approved preventive maintenance programs and plans as directed.
6. Assist in compiling information for presentation and final approval of the construction and renovation projects.
7. Ability to multi-task and to establish and maintain excellent customer relationships.
8. Excellent communication (oral and written) and computer skills.
9. Ability to solve problems in most efficient and cost effective manner and to receive direction from multiple sources.
10. Able to meet deadlines with severe time constraints.
11. Ability to interact effectively with the public.

DUTIES & RESPONSIBILITIES:

  1. Conduct building inspections and checks of building systems. work-in-progress as a basis for determining conformance of work, materials and equipment with Contract Documents.
  2. Obtain from the Architect additional details or information if, and when, required at the site for proper execution of the work.
  3. Consider and evaluate suggestions or recommendations which may be submitted by the contractor to the Architect and report them along with recommendations to the CCIU for final decision.
  4. Be alert to construction schedule and to conditions, which may cause delay in completion, and report the same to the Architect and CCIU.
  5. Maintain liaison with the contractor and all subcontractors on the project through the contractor’s superintendent and other employees.
  6. Schedule and coordinate job conferences and meetings held at the project site. Prepare and disseminate written reports and maintain written records.
  7. Advise the Architect’s office and CCIU in advance of the scheduled tests and observe that tests at the site, which are required by the Contract Documents, are actually conducted; observe record and report to the Architect and CCIU all details relative to the test procedures.
  8. If inspectors representing local, state or federal agencies having jurisdiction over the project visit the site, accompany such inspector during their trips through the project, record and report to the Architect and CCIU the results of these inspections.

9. Authorized the contractor to install materials and/or equipment for which shop drawings are required unless such drawings have been approved in accordance with the general conditions by the contractor and the Architect.
10. Records:

  1. Maintain orderly files at the site for (1) correspondence; (2) reports of job conferences; (3) shop drawings; and (4) reproductions of original Contract Documents including all Addenda, Change Orders and Supplemental Drawings issued subsequent to the award of the contract.
  2. Keep a daily diary or log book, recording hours on site, prevailing wage, weather conditions, list of visiting officials and jurisdiction, daily activities, decisions, observations in general and specific observations in more detail.
  3. Track and record contractor’s employees Act 34 and Act 151 clearances.
  1. Receive samples which are required to be furnished at the site; record date received and from whom, and notify the Architect of their readiness for examination; record Architect’s approval or rejection; and maintain custody of approved samples.
  2. Review the Application for Payment submitted by the contractor and forwards them with recommendations to the Architect for disposition.
  3. After substantial completion, check each item as it is corrected. (punch list)
  4. If the owner occupies the project or any portions thereof prior to the final completion of the work by the contractor, be especially alert to the possibilities of claims for damage to work completed prior to occupancy.
  5. In the case of additions to or renovations of an existing facility, which must be maintained in operation during construction, be alert to conditions, which could have an effect on the owner’s existing operation.
  6. If a situation arises during construction, which in your view requires that work be rejected, report such situations immediately to the Architect.

2022-2023 SALARY:
$54,069 to $67,587 annually
