General Superintendent

About the Role
United Dwelling is looking for an experienced General Superintendent who will oversee the field operations of residential construction sites, from initial planning to project completion.
What you get to do:
- Visualize and convey vision of each project, drive the project schedules’ critical path, anticipate constructability issues, and troubleshoot / enhance solutions in the construction plans and schedules
- Using the Company’s technology platforms, track and report on progress of each project to ensure transparency to internal and external customers
- Work with team to identify and hire subcontractors that are highly qualified and cost effective
- Oversee field team and subcontractors on each project site to ensure efficiency and safety
- Ensure field operations of each project is executing in a way to ensure conformity with approved budgets and construction schedules, coordinating with the VP of Construction Operations on a regular basis on each active project
- Proactively identify, manage and resolve potential problems, work conflicts, or schedule challenges
- Develop and implement a recovery plan to mitigate and solve problems as they arise, working with the project teams to anticipate and resolve project-level issues
- Influence jobsite safety culture through mentorship and participating proactively to ensure safe working environments
- Influence training and development for general construction laborers and field staff
- Ensure expectations are effectively communicated to our internal construction team and subcontractors pertaining to work performance, productivity, quality, and safety requirements
- Ensure that subcontractor coordination and progress is closely monitored
- Secure and lockdown all units/assets
- Ensure we are abiding by the highest standards of cleanliness and safety
- Implement management techniques that are cost-effective and efficient, while maintaining all safety standards
What you bring:
- Minimum of 8-10 years residential construction experience
- Must be able to forecast and monitor costs of project
- Expert knowledge and experience in the residential construction industry, including building materials, construction specifications, and methods and procedures
- Experience mitigating grievances with customers and providing solutions
- Demonstrated conflict-resolution skills, problem-solving abilities, and professional judgment
- Ability to work well under pressure and within time constraints
- Computer literate in email, Slack, project management software, and construction software
- Proficient in Procore Construction Management software is preferred
- Ability to define problems, collect data, establish facts, draw valid conclusions, and make recommendations to solve problems in the field
- Must demonstrate leadership and strong communication skills, including the ability work effectively in a cross-departmental environment
- Class B CA Contractors license (valid and current)
- Local to the Los Angeles Area

The wage range for this role takes into account the wide range of factors that are considered in making compensation decisions, including (but not limited to) skill sets, experience and training, licensure and certifications, and other business and organizational needs. The disclosed range estimate has not been adjusted for any applicable geographic differential associated with the location at which the position may be filled. At United Dwelling, compensation decisions are dependent on the facts and circumstances of each case. A reasonable estimate of the current range is $120,000 to $140,000 per year.
