Title: CCRH Asset Management Intern

SUMMARY
The CCRH Asset Management Intern will be involved in the oversight and operations of sustainable multifamily housing affordable for low-income households in our service area. The Intern will gain exposure to the CCRH Internship Program competencies by supporting staff with selected tasks and various routine aspects of the operations of an affordable housing portfolio including financial analysis, creating property operating budgets, project management of rehab projects, sustainability initiatives and portfolio life cycle events. .
ESSENTIAL DUTIES AND RESPONSIBILITIES
Asset Management & Financial Competency
- Evaluate and or calculate rents for various income affordability levels
- understand and calculate utility allowances
- understand tenant income compliance
- understand and complete property tax exemption applications
- fully understand what makes up the specific line items within operating statements
- fully understand Property audits, balance sheets, rent rolls, budget statements, and General Ledgers.
- fully understand the creation and approval process of annual property operating budgets
- fully understand and calculate cash waterfall distributions
- understand the roles of Asset Management vs. Property Management
Compliance and Monitoring Requirements
- Fully understand the principals of updating the CTCAC Excel Application and required attachments.
- Work with the construction and housing management teams.
- Fully understand the principals and logistics required for CTCAC and Investor Limited Partner site inspections.
- Understand principles on projects receiving green building programs and sustainable building method points on CTCAC applications.
Physical Rehab Process & Long Term Capital Needs Competency
- Architect and General Contract Contracts: Review contracts. Provide administrative support.
- OAC Process / Building Permits: Assist with the coordination of planning and permit approvals.
- Lender and Investor Documents: Review construction Loan Agreement for construction period requirements.
- Organizational Communications: Provide support during Milestone meetings, such as presenting and preparing related communications
Project Life Cycle Event Competency
- Project Set-up for new/rehab property, which would include lease-up; documentation of regulatory agreements, loan terms, set asides; financial performance review; permanent loan conversion
- Loan Refinance
- Modification to a Regulatory Agreement or loan
- 15 Year exit
Post Construction / Conversion
- 8609: Assist with preparing Placed in Service package
- Other duties as assigned.
