Job Description

Reports to:Assist Maintenance Manager

Department: Campus EnhancementMaintenance

Location: High Point, NC

Hours:Monday – Friday / 6:00 am – 2:30 pm (Occasional weekends)

Pay: $25 – $30 Hourly

OBJECTIVE/PURPOSE

The HVAC Technician II is responsible for providing HVAC services with specific responsibility of repair and/or identifying equipment replacement needs; in installing, repairing, maintaining and upgrading HVAC systems and equipment; assisting other skilled trades and ensuring that tools and materials are available at the job site.

MAJOR RESPONSIBILITIES AND FUNCTIONS
• Install, maintain and repair heating, ventilation, and cooling units. Diagnose and repair of electronic, mechanical and electrical components of these systems.
• Repair experience with HVAC/R equipment including: electrical, refrigeration, gas oil, VAV/mixing boxes, fan boxes, controls, VRF, VFD, CRAC, DX, water source heat pumps, (WSHP), boilers and related hydronic equipment.
• Conduct regular building tours, inspections, identifying needs and executing corrective action and/or coordinating with management and outside contractors.
• Working knowledge of Building Automation Systems (BAS).
• Performing preventive maintenance on equipment
• Must be able to work independently and as a team member
• Workdays and schedules are generally routine, however are subject to change. Be available/prepared to work nights or weekends, on a rotating basis, to service emergency needs of our customers.
• Maintain good working order of company vehicle including refueling as necessary, reporting any mechanical issues, and filling out and submitting monthly vehicle inspection form.
• Follow all safety requirements including lockout/tagout and use appropriate PPE.
• Maintain proper stock, parts, tools, and safety equipment in the vehicle.
• Keeping appropriate records, including the Refrigerant Inventory and Usage Report
• Document all installed equipment: make, model, serial number, type of fuel, necessary test measurements, and pictures as necessary.
• Maintains communication with vendors and factory personnel concerning warranty issues, product recall notices,
operational problems with products, premature failures and other issues as they apply to products and equipment sold and serviced by the HVAC team.
• Receive and complete work orders maintaining accurate records on material and labor.
• Diagnose diverse service issues, obtain any replacement parts, calibrate system to manufacturer’s recommendations, and explain fully to management what the issue is and what is needed to correct.
• Identify and report to management potential opportunities for additional business (newer system, service contracts, and additional services).
• OT may be required without notice to complete work assigned – time off may be offered or required within the same pay period to meet budget demands.

POSITION SPECIFICATIONS

EDUCATION: Certificate degree or two-year degree from a trade or community college in heating, air conditioning and refrigeration.

CERTIFICATES, LICENSES, REGISTRATIONS:CFC certification. (Universal or Type II), Valid drivers’ license

EXPERIENCE: Requires three to five years’ experience in installation, maintenance, and troubleshooting and correcting diverse HVAC service issues.

SKILLS: Good analytical skills and attention to detail with ability to read and interpret blueprints, plans, and manuals. Excellent customer service skills with desire to exceed customer expectations

PHYSICAL DEMANDS: While performing the duties of this job, the employee is required to stand, walk, use hands to finger, handle or feel, and reach with arms and hands. The employee is required to stoop, kneel, crouch, or crawl. The employee must lift / move up to 50 pounds. Specific vision abilities required include close vision, and ability to adjust focus.
