Position summary: The Facilities/CM department is searching for a Construction Manager Architect (CM-A) to perform duties in Manhattan, NY. The candidate will be responsible for assisting with: (1) providing construction project oversite using knowledge of general engineering and construction principles and practices to interpret, organize, coordinate, communicate and execute assignments with limited supervision, (2) ensuring work is performed and completed in accordance to the contract documents, and (3) providing support to other team members, and (4) other tasks as may be assigned by the Project Manager/Supervisor.
The annual salary range for this position is $110,000-$145,000.
Essential functions and responsibilities
- The CM-A shall be able to quickly understand and master the requirements of the local state and federal jurisdictions and the requirements of each in relation to this Project.
- The CM-A shall posses the knowledge of Construction Contract Documents including Front End and Technical Specifications and Drawings to readily understand and assess the requirements.
- The CM-A must have the skillset and a working knowledge of engineering services, building codes, budgeting and scheduling to lead to the project’s success.
- Perform other related duties as assigned
Required Skills
- Knowledge of the Uniform Building Code (UBC), Life Safety Code (NFPA 101), Uniform Federal Accessibility Standards (UFAS), The Americans with Disability Act (ADA), OSHA and ASTM standards.
- Knowledge of all aspects of commercial hospital construction.
- Knowledge of planning and conducting inspections and inventories of such structures to identify and note deficiencies, problems, or the general physical condition of such structures.
- Ability to provide cost estimates and take-offs for the structural contract modifications.
- Ability to determine compliance of workmanship, materials, equipment and installed work with contract requirements and industry standards.
- Working knowledge and understanding of building, safety, and environmental codes.
- Working knowledge of environmental, civil, safety, architectural and structural fields.
- Ability to utilize a variety of software programs to monitor, update, and produce work products by applying knowledge of computer literacy
- Ability to exercise good interpersonal skills
Required Experience
- Minimum of 5 years’ experience as a design architect (10 years’ experience strongly preferred)
- Medical facility design experience
- Bachelor degree in architecture or related field
- A working knowledge of the Uniform Building Code (UBC), Life Safety Code (NFPA 101), Uniform Federal Accessibility Standards (UFAS), The Americans with Disability Act (ADA), OSHA and ASTM standards.
Preferred Experience
- Knowledgeable with CPM scheduling. Experienced with Primavera P6 and/or Microsoft Project is preferred
- Experience working with governmental agencies at the city, county and state levels
- Knowledgeable in construction testing and inspection requirements
- Experience working in hospitals or medical facilities
Working Conditions
Work is performed in both an office and field (construction) environment. Office to field time is approximately 25% to 75% respectively. Field work requires climbing, walking and standing at a construction site and may be outside in heat/cold, wet/humid, and dry/arid conditions. Some lifting (up to 50 lbs) may be required.
