PURPOSE: Provides project management for new facilities, remodels, and other capital projects. Responsible for the development of projects through preliminary site investigation, capital approval, entitlements, construction documents, bidding, budget approval, complete project cost control and construction through grand opening and project closeout. Responsible for the direction of outside consultants/ professionals and developers of assigned projects to ensure that company standards for schedule, cost and quality are met.
ESSENTIAL FUNCTIONS:
Job Responsibilities:
- 10% Coordinate internally for all scope, budget, costs, design and construction related items and issues for the life of the project
- 10% Coordinate externally for all scope, budget, costs, design and construction related items and issues for the life of the project
- 10% Advise Construction department and other stakeholders to develop and maintain the company’s Construction Standards to ensure network continuity
- 10% Develop and manage project scopes and budgets. Provide recommendations and design input to ensure that financial, branding, IT, Security & Loss Prevention, Operations, and Heath + Safety objectives for projects are met
- 10% Coordinate and lead on-site surveys of new and remodel projects
- 10% Direct outside architects & engineers in the production of contract documents for assigned projects. Provides design professionals with company standards & criteria and performs intermediate and final plan reviews to assure design integrity and compliance
- 10% Solicit proposals for services, negotiate fees, and oversee contract preparation
- 30% Conduct regular field inspections on assigned projects, ensuring contractors’ compliance with contract documents and takes necessary corrective action to ensure objectives are achieved
- Performs other relevant job duties as required
JOB REQUIREMENTS:
Education/ Certifications/or Equivalent combination of education training and experience:
- BS in Construction Management, Engineering, Architecture, or related field or equivalent work experience
- 6+ years of related construction management experience required
- Previous experience with and knowledge of commercial office architecture, distribution warehouse architecture, construction operations and equipment required
- Experience developing cost reduction, cost avoidance, cost containment programs (e.g. value analysis, consolidation of orders/suppliers, lead time reduction, activity based costing)
Knowledge/ Skills/ Abilities:
- Possess excellent management and leadership skills and the ability to motivate and work with and through other to achieve desired results
- Advanced computer skills including but not limited to the Microsoft office suite, DocuSign, Microsoft Project, Bluebeam, and SharePoint
- Exceptional organizational and project management skills. This role requires an attention to detail and must be able to oversee multiple priorities and act independently to ensure responsibilities are completed and timelines are adhered to
- High level interpersonal, communication (written, verbal, non-verbal) and customer service skills
- Excellent problem-solving skills
PHYSICAL ENVIRONMENT/ DEMANDS:
- Approximately 50% travel required
- The working environment will vary from temperature-controlled offices, to construction sites, undeveloped land parcels, etc.
- Incumbent may sit for long periods of time at desk or computer terminal
- While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear
- Incumbent may use calculators, keyboards, telephone and other office equipment in the course of normal workday
- Stooping, bending, twisting and reaching may be required in completion of job duties
