Job Description
Reports directly to the Client and provides overall leadership to the project team on multiple fire station projects.
Essential Duties and Responsibilities
- Ability to standalone on a project and direct the project team.
- Possesses design-phase, RFQ/P, bidding and construction management experience.
- Has functional knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements.
- Ability to review and negotiate change orders.
- Manages all aspects of design and construction through close-out activities.
- Ensures technical support services are being delivered effectively (estimating, scheduling and constructability reviews).
- Has experience with database project controls software systems.
- Provides management support for the client to coordinate, direct and monitor activities of contractors/subcontractors, engineers, architects and related performing entities.
- Provides project controls, cost, and performance activities and procedures support and administration.
- Leads the project team with tracking of the construction progress/schedule, verifying field conditions against approved drawings, processing of PCO (Potential Change Orders), Submittals and RFIs.
- Coordinates all of the critical records, correspondence, contracts, research analysis, and all other material related to the design, bidding, and construction.
- Ensures the tracking of all project logs including submittals, RFI’s, construction change documents, change order requests, and approved change orders.
- Certifies and track monthly progress payments.
- Makes sure that typical site inspections and special inspections with onsite contractors are being coordinated properly.
- Evaluates and understands basic construction means and methods.
- Ensures project management plan and procedures manuals are developed in accordance with contract requirements.
- Assumes the lead in project meetings, and supervises work of others to include documentation, administration, and tracking of relevant information and statuses, and follow-up on action items of all participants.
- Prepares accident/incident reports and performs follow-up investigations.
- Consistently follows the organization’s safety policy, promoting a positive and collaborative safety culture.
Minimum Qualifications:
- Bachelor’s Degree with emphasis in technical disciplines such as Engineering, Construction Management, Architecture, or equivalent technical area of study with a minimum of 7 years of experience in management of construction, engineering or architectural related projects OR
- Bachelor’s Degree with emphasis in business disciplines such as Business Administration, Accounting/Finance, or Management with a minimum of 9 years of experience in management of construction, engineering or equivalent technical projects OR
- Non-Degree holders with HS diploma/GED with a minimum of 11 years of experience in management of construction, engineering or architectural related projects with a plan to advance their education to a Baccalaureate-level
- Requires Fire Station Experience
- Advanced knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering and construction principles, techniques, materials, applications, and practices
- Thorough understanding of contracts, documents, drawings and specifications
- Strong computer skills and proficiency in Adobe Acrobat, Excel and Word, and experience with overall construction management on complex projects from preconstruction through final punch-list and delivery
- Certified Construction Manager (CCM) is preferred, Architect or Engineer and/or GC license is preferred, Project Management Professional (PMP) is preferred
Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $140,000-$180,000.
