Job Description
Directs the daily operations and staff of Corporate Real Estate including; leases, licenses, acquisitions and the due diligence process, portfolio management and electronic filing of all related documents, space planning. Portfolio management, including targeting and negotiating new deals.
Job Responsibility
- Manages corporate real estate acquisitions through negotiations.
- Develops and communicate creative solutions and mitigation strategies for key negotiation points.
- Prepares and negotiates term sheets, leases, and other complex business agreements for the purchase, lease, and sale, sublease of office, warehouse, and other property required by the Health System.
- Manages transactional due diligence process, including environmental, land use and other factors.
- Directs the selection and implementation of the System’s portfolio management system, including the abstraction of all documents and floor plans in relation to the Health System’s controlled properties.
- Oversees the Corporate Real Estate Analyst in the production of complex real estate related documentation for the accessibility by multiple internal and external teams. Oversees Space Planner in the production of required floor plans for all Northwell controlled spaces and the abstracting of same for the use of departments across the System.
- Oversees management of real estate database and lease abstracts. Insures critical lease dates are documented and acted upon.
- Assists in managing site selection process, including working with brokers, internal stakeholders, attorneys, and consultants.
- Prepares summary memos and other materials needed to convey information and recommendations effectively.
- Reviews and finalizes Requests for Proposals (RFP’s) and assist in selection of consultants and development partners.
- Partners with project teams, which may include internal partners, architects, attorneys and other professionals.
- Oversees the development, coordination, integration, communication, implementation, and performance of operating policies and procedures.
- Selects, develops, manages and evaluates direct reports; and oversees the selection, development, management and evaluation of indirect reports.
- Builds and maintains productive inter/intra departmental and vendor work relationships to optimize operations.
- Perform related duties, as required.
- Up to 50% travel within the tri-state area required.
Job Qualification
- Bachelor’s Degree required, or equivalent combination of education and related experience. Master’s in Business Administration or J.D., preferred.
- 8-12 years of relevant experience and 7+ years of leadership / management experience, required.
- Prior experience negotiating real estate transactions, preferred.
- Knowledge of New York City and Long Island real estate, large institutions, health care and not-for-profit sector.
- Strong Communication, interpersonal and leadership skills.

The salary range for this position is $105,400-$183,000/year
