SummaryTheDirector, Site Acquisitions & Development is responsible for the acquisition and planning of Data Center real estate needed to build out cloud infrastructure.

In this role, you will have the opportunity to shape and execute supply solution strategies to expand our Data Center portfolio and infrastructure. You will negotiate business contracts and deliver the infrastructure needed to provide best in market Data Center projects. The ideal candidate will possess a real estate development, financial, strategic, and technical background that enables them to drive engagement and develop strategic alternatives from inception to conclusion. This candidate will demonstrate the ability to lead and direct multi-million-dollar real estate and infrastructure transactions from inception to delivery. This candidate will need to build compelling strategy plans and manage complex transactions to support the growth of this Data Center portfolio.

Responsibilities

  • Lead and direct real estate development transactions from beginning to end including complex site selection, financial analysis, contract negotiations, zoning and entitlements, and site development.
  • Formulate and presenting long-term development strategies for specific markets to senior management.
  • Execute on the strategic plan while interacting with internal stakeholders (e.g. energy, fiber, design, construction, legal, tax, etc.).
  • Understand the technical requirements of our design engineering teams and develop solutions that meet the design and business objectives.
  • Involvement in the full construction process to deliver all aspects of a project to include building, data center specific power, and all other site utilities.
  • Preparation and presentation of transaction summaries to the senior management team regarding progress, financial approvals and overall deal costs / benefits.
  • Support multiple complex contract negotiations simultaneously.

Skills & Experience

  • Minimum 7 years of relevant experience, including portfolio management and real estate management experience; may substitute 2 years’ work experience with Bachelor’s degree in Business Management, Real Estate, or Project Management
  • Minimum 5 years of experience in business development transactions, real estate transactions with significant technical components, site selection, economic development, and/or program/product management experience
  • Minimum 5 years of experience with infrastructure development and operating environments
  • Thrives in a fast-paced and continuously developing environment
  • Exhibits strong interpersonal skills, communication and collaboration in a team environment
  • Self-starter with superior analytical skills; a problem solver with an astute attention to detail
  • Possesses good judgment, honesty, and utmost integrity

Preferred Qualifications:

  • 10 + years of experience in business development transactions, real estate transactions with significant technical components, site selection, economic development, and/or program/product management experience
  • 10+ years of experience with infrastructure development and operating environments
  • Experienced with negotiation and deal-making with the ability as well to negotiate legal documents
  • Ability to recognize and communicate real estate, technical, and construction requirements
  • Track record of working in an ambiguous environment with dynamic project requirements
  • Track record of positively influencing teams and their leaders with an ability to connect across all levels.
  • Advanced proficiency in Microsoft Office suite

Actual compensation offered will be finalized at offer and may be above the posted range due to skill level, experience, industry specific knowledge, education/certifications, or geographic location. The offer represents the components of our total package.
