General Description
This position maintains the condition of City facilities and perimeter grounds by providing maintenance and repairs to the building, systems, and equipment in order to maintain safe and comfortable conditions.
This is an AFSCME, Local 2491 position.
Essential Functions
The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. To perform this job successfully, an individual must be able to perform each duty satisfactorily.
- Responds to emergency situations concerning malfunctioning building equipment; analyzes situation and takes appropriate action.
- Operates, adjusts and repairs boilers, chillers/heaters, cooling towers, air handlers, exhaust fans, variable air volume systems, unit heaters, pumps, circulating pumps and water softeners.
- Repairs plumbing problems including leaks, clogs, and continuously running fixtures.
- Performs preventative maintenance to systems; reviews log for specific assignments; logs completed work.
- Reviews building automation system checking for system abnormalities; follows up with walk-through to verify proper temperatures and equipment operation for occupant comfort and safety.
- Troubleshoots, adjusts and repairs heating, ventilation and air conditioning electronic control systems including variable frequency drives, programmable control modules, system circuit boards, electronic valves and associated wiring.
- Reviews building blueprints, wiring schematics, installation, operation and service manuals to diagnose and repair building systems.
- Prepares boilers and chillers for inspection.
- Prepares schedules of replacement for assets and equipment in order to advise alteration of schedule based on current conditions.
- Tracks daily, monthly and long-term records in asset management software to generate accurate reports for facilities management.
- Tests critical safety equipment including fire alarm systems, building sprinkler system, panic alarms, intercom system, emergency power supply generators, transfer switches, etc.
- Performs light maintenance including moving furniture, fixing signs, painting, dry walling, light fixture repair, plumbing fixture repair, and the installation of flooring materials.
- Performs snow removal and sprinkler systems maintenance as required.
- Cleans, sanitizes and ensures proper disposal of waste materials, which could include body fluids or other hazardous materials.
- Performs custodial services for backup purposes as required.
- Inspects buildings for security of building and assets.
- Assists with training new employees.
- Responds to call-ins.
- Other duties as assigned.
Required Minimum Qualifications/Desirable Qualifications
MINIMUM REQUIRED QUALIFICATIONS
- Associates degree in facilities maintenance, mechanical operations, construction trades or a closely related field, with three (3) years of experience with building mechanicals, operations and repair; OR
- High School diploma or GED equivalent AND six (6) years of related experience with building mechanicals, operations and repair.
OTHER REQUIREMENTS
- Experience inclusive of basic facilities operating systems including security, fire suppression, heating and cooling, Plumbing, Electrical and other related systems.
- Basic proficiency with office computers and related applications.
- Valid Michigan Driver’s License with no more than 4 points currently on record.
