There are two positions which will be filled as either Facilities Maintenance Technician I or Facilities Maintenance Technician II, depending on the qualifications of the selected candidates.

Facilities Maintenance Technicians perform operation, maintenance and repair activities relating to City buildings, facilities, systems and equipment. These employees perform duties in a variety of the building maintenance and construction trades, and may work as members of a crew in another operations section as needed (i.e. streets).
- Facilities Maintenance Technician I: entry level position responsible for performing routine work, assigned to a specific section of the division, and may be cross-trained to work in one or more areas as required.
- Facilities Maintenance Technician II: skilled, journey level position responsible for performing more complex work, and may be cross-trained to work in one or more areas as required.

Essential Functions
- Maintains, repairs and constructs facilities, including building maintenance, electrical, plumbing, building automation, irrigation, and heating/cooling systems.
- Performs inspections on mechanical, electrical, HVAC, plumbing, lighting, structural and security systems.
- Performs a variety of building maintenance and construction duties including, but not limited to, carpentry, plumbing, roofing, painting, masonry, locksmithing.
- Maintains logs of inspections, maintenance and repairs.
- Regularly monitors performance of service contractors; e.g. janitorial, sprinkler systems, fire alarm systems, elevator, security systems and HVAC operations.
- Coordinates, and inspects construction work when performed by outside contractors and/or supplemental City crews.
- Assists with special facility projects, including remodels, renovations and repairs; coordinates work with building users, monitors work in progress.
- Procures supplies and materials as needed, minimizing delays and costs wherever possible.
- Sets up and takes down equipment and supplies for special events.
- Reports safety hazards, traffic problems, equipment problems and emergency situations.
- Operates a variety of heavy equipment including but not limited to back hoe, excavator, dump truck, front end loader, bucket truck, chipper, water truck, and snow removal equipment.
- Operates a variety of specialized equipment, depending on work assignment.
- Performs difficult manual labor and technical troubleshooting under adverse physical and environmental conditions for extended periods of time.
- Investigates and resolves customer complaints.
- Performs emergency snow and ice control operations.
- Maintains timely and regular attendance.
- Other duties as assigned.
Qualifications
- Graduation from high school or GED equivalent;
- Facilities Maintenance Technician I: one year of facilities maintenance, repair and/or construction experience;
- Facilities Maintenance Technician II: three years of facilities maintenance, repair and/or construction experience;
- OR a combination of experience, education and training that would provide the level of knowledge and ability required.
Knowledge of:
- Principles, methods, tools, equipment and materials used in the construction, operation, maintenance and repair of facilities.
- Occupational health hazards and standard safety practices and procedures.
- Applicable local, state and federal laws, codes and regulations pertaining to public facilities.
- Electrical, plumbing, carpentry, heating, cooling and ventilation systems.
- Building automation, security, fire alarm, fire sprinkler and fire pump systems.
- Principles of construction and heavy and specialized equipment operation.
- Basic arithmetic and basic computer operations.
- City organization, operations, policies and procedures.
Ability to:
- Work closely with building occupants to provide an efficient maintenance program with the least amount of disruption.
- Inventory and order materials and supplies.
- Maintain appropriate logs, records and files.
- Read and interpret schematics, blueprints, sketches and diagrams.
- Safely and proficiently operate machines, tools, equipment, and materials used in the maintenance and repair of City infrastructure.
- Perform heavy manual labor for long periods of time in a variety of weather conditions.
- Operate heavy and specialized equipment.
- Understand and carry out written and oral instructions.
- Respond to emergency calls and/or perform after-hours assignments as directed.
- Quickly grasp new techniques, deal with rapid changes in priorities and remain calm and effective in difficult situations.
- Work independently or as a team member to meet required schedules and deadlines.

License and Certification Requirements
- Ability to obtain a valid Class A Washington State commercial driver’s license (CDL) within twelve months of employment.
- Ability to obtain a valid Washington State Traffic Control Flagger’s certification within twelve months of employment.
- Ability to obtain a valid CPR certification within twelve months of employment.
- Successful completion of a pre-employment background check is required.
- CDL holders must pass a pre-employment drug/alcohol test and subsequent random drug and alcohol tests.
Additional requirement for Facilities Maintenance Technician II:
- Ability to obtain a Building Operator Certification Level One within one year of employment.

Working Conditions
The regular work schedule is generally Monday through Friday, 6:30 am to 4 pm, with a day off every other week (9/80 schedule). The employee must be able to work on-call for emergency response outside of the normal work schedule on an assigned, rotating basis. Work is performed indoors and outdoors and may be performed alone or as a member of a team. Work may require frequent contact with other City departments and the general public. Work may be performed under scheduled routine conditions or unscheduled emergency conditions for extended periods of time. Work may be performed under adverse conditions, at night and/or during inclement weather. The employee may be exposed to safety hazards and may be required to use dangerous tools and equipment and affiliated personal protective equipment. This position is not eligible for telework; the City will consider any requests to work remotely as a disability accommodation.
Physical Requirements
The employee in this job classification must have the overall stamina and ability to perform strenuous physical activity, including the ability to climb, bend and work in tight or confined areas. The employee must be able stand or walk for long periods of time, traverse rough terrain and work in or over water. The employee may be required to lift and carry up to 50 pounds, climb ladders and work at heights up to 50 feet, and enter manholes and work at depths up to 20 feet. The employee must be able to hear alarms and have the ability to audibly identify the presence of a danger or hazard. Accurate vision including good color and depth perception are essential. Good hand eye coordination is required. Corrective lenses may be utilized. The employee must be able to use a computer keyboard which requires repetitive motion tasks.
Additional Salary Details
Facilities Maintenance Technician I: the salary range is $28.37-35.57 per month. The hiring range is $28.37-$31.77 per month. Step increases are attained annually based on satisfactory performance.
Facilities Maintenance Technician II: the salary range is $34.32-$43.05 per month. The hiring range is $34.32-$38.43 per month. Step increases are attained annually based on satisfactory performance.
