TITLE: HVAC Mechanic/Maintenance Technician
Hourly Pay Range $20-32 per hour – This is a full time, calendar year position.
REPORTS TO: Facilities Director and Facilities Supervisor
SCOPE OF WORK: Responsible for maintaining a quality educational environment and promote safe, efficient, daily operations of the school district’s building systems. Maintains, inspects, operates, and repairs building HVAC and refrigeration systems, hot water (gas, electric and oil fired) systems and components at all Goffstown School Buildings; adjusts those systems as necessary for optimal performance to maintain compliance with state/local building and heating/cooling codes and regulations by performing the following essential duties.
QUALIFICATIONS:
- High School diploma, GED, or equivalent;
- Possess/maintain a NH State Approved Gas and Oil Burner Certification such as CETP or NATE;
- Possess/maintain technician plumber certification;
- Five years of experience as a journey-level plumber/fitter in a commercial, industrial, or facilities operation setting and five years as a certified gas and oil technician with commercial experience preferred;
- Valid unrestricted Driver’s License, with an insurable driving history as determined by District’s insurance carrier;
- Ability to read and interpret documents such as safety rules, material safety data sheets (SDS), mechanical drawings, operating, maintenance, repair, installation and procedure instructions or manuals;
- Ability to write routine instructions, fill out equipment logs and provide descriptions of equipment problems and likely solutions;
- Ability to speak effectively to describe and explain specific problems and operating requirements of mechanical and plumbing systems to appropriate stakeholders;
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form;
- Ability to deal with problems involving several concrete variables in standardized situations;
- Must be able to function well in a team/community environment, displaying common courtesies and politeness;
- Able to interact and communicate with students, teachers, co-workers, administrators and other key stakeholders;
- Demonstrated proficiency working with controls;
- Ability to operate a computer and associated software programs;
- Demonstrated leadership ability.
PERFORMANCE RESPONSIBILITIES:
- Analyze and perform diagnostic testing and analysis of buildings’ HVAC, hot and chilled water systems, refrigeration systems and auxiliary equipment and components to:
- Develop interim and permanent solutions for identified systems’ failures;
- Determine optimal operating procedures and develop new operating strategies;
- Isolate and identify the root causes of systems’ failure or inadequate performance
- Detect hazards, malfunctions, and/or the need for adjustment and/or replacement to such items as controls, thermostats, as well as other similar types of related equipment;
- Monitor and inspect HVAC equipment and operating schedules on campus or remotely through the energy management software system, (Digital Direct Controls – DDC) and make the necessary corrections and adjustments to meet the buildings’ established operating guidelines and to maximize efficiency
- Maintain all buildings’ HVAC, auxiliary equipment and components such as cooling towers, pumps and other related types of equipment
- Respond to and correct deficiencies identified in service work order slips according to district priorities, executing new or modified installations to minimize waste of materials, provide access for future maintenance and avoid unsightly, hazardous and unreliable repairs, while meeting manufacturers’ installation specifications and local codes/requirements
- Document all repairs, maintenance and comments on assigned service work order slips; record routine system(s) equipment readings, responses to equipment alarms, maintenance work performed and other pertinent information in applicable equipment logs and databases; record all refrigerant usage and stock on hand according to Federal guidelines; collect and maintain files of documents and diagrams generated from field investigations of HVAC and refrigeration equipment
- Act as a work site coordinator for executing work involving other in-house technicians and contractors, to keep systems functioning within original design operating parameters; recommend repairs or different treatments to any and all HVAC and refrigeration systems
- Repair or replace all buildings’ faulty HVAC, motors, controls, valves, towers, dampers, regulators, gaskets, flanges, seals, pumps, draft fans and compressors, including deficiencies in related systems such as chilled water or condenser water loops
- Inspect all buildings systems such as, but not limited to windows, doors, roof systems, plumbing, and security system components
- Order replacement parts and supplies to maintain stock needed to perform daily work tasks
- Train maintenance and custodial staff members on program use as well repairs as needed
- Provide assistance to other facilities department staff as needed in the completion of work tasks, provide appropriate support in major campus events such as commencement and opening of school, participate in weather event activities such as but not limited to snow removal to maintain campus operations
- Routinely change filtration components on mechinal equipment.
Assists others in lifting & moving heavy equipment, furniture, supplies, etc., as needed
