Responsible for seeing to it that available units / space is leased, that residents are retained, that net operating income meets or exceeds projections, that the property is effectively maintained within budget parameters, keep an elevated standard of professionalism in the work place. Ability to work with and do all items described for Assistant and Leasing Agent.
Employment is contingent upon successful completion of a background check and drug screen.
LEASING AGENT
- Assist Property Manager with resident renewals.
- Help resolve resident disputes and problems.
- Schedule make-readies to prepare units for new residents.
- Inspect units to ensure readiness and adherence to company standards.
- Take calls for maintenance request from residents.
- Call back residents to check on maintenance performed.
- Purchase necessary parts, supplies and services that are within budget.
- Help plan and direct social activities.
AREA 2: COLLECT RENTS AND SECURITY DEPOSITS
- Collect all rents and security deposits.
- Send all paperwork is sent on a timely manner.
NTV forms by the 6th of the month
Lease renewals by the 15th of the month.
Credit card audit sent every Monday.
Monthly mail outs being sent out by the 20th of the month.
- Post rent and miscellaneous income receipts.
- Initiate eviction procedures for residents.
- Maintain accurate records of rent collections.
- Ensure that money collected is deposited daily or when deposit exceeds $2,000.
- Record the time and date of collections.
- Posting and following-up on NSF checks.
- Turn over bad debts to collection agency.
- Keep rent or utility delinquency to a minimum.
- Keep copies of all deposit, and credit card purchases accurately.
AREA 3: LEASING PROPERTY
- Generate traffic of prospective residents.
- Make appointments with prospects.
- Qualify prospects.
- Sell them on the merits of the property.
- Close the lease.
- Process lease applications and all paperwork associated with generating a lease.
- Insure the timely move in of new residents.
- Gather new leases through working with local employers, locators & current residents.
- Complete market surveys.
- Maintain property at a high occupancy rate (above 95%)
