The candidate will join the title group within our legal team supporting solar and wind development, construction, and financing efforts, including negotiating title curative documents and closing out title policies. The candidate for this position must be a detail-oriented cohesive team player with an optimistic attitude, and a self-starter with the ability to relate to diverse groups of people; balance conflicting resources and priorities; have experience managing complex real estate title insurance matters including review, analysis and resolution of title exceptions and requirements identified in title commitments and title policies issued by title insurance companies; and must be highly organized and proficient at drafting and maintaining documents and tracking spreadsheets for multiple projects.
This position can sit in Chicago, San Diego, Denver, Santa Barbara, or Houston and will report to the Title Director. This role is open to a hybrid scheduled of both in-office and work-from-home days.
What you’ll do:
- Primary responsibility is to manage, and perform tasks, negotiations, and assignments related to, the process of constructing and insuring our wind, solar, and battery storage projects:
- Reviewing and analyzing all title commitments and pro forma title policies issued for our various projects to identify any and all title exception items or title requirements that require resolution or satisfaction in order to obtain the desired title insurance coverage and construction consents
- Creating excel spreadsheet trackers for each title commitment and/or pro forma title policy issued for our various wind projects in order to track any title exceptions that must be addressed or title requirements that must be satisfied for the purpose of obtaining construction consents or title insurance coverage over any applicable easement, lease or other form of project agreement in our various projects
- Organizing, strategizing and implementing title curative efforts through the start of construction and the close of title insurance policies on our various projects, including preparing, negotiating, coordinating, and tracking the execution of title curative documents and agreements required for construction and closing on title insurance policies
- Negotiating, drafting, and preparing various title curative related agreements or other documents for execution by landowners and third parties, or working with other legal team members to do the same
- Communication and coordination of construction consent efforts with internal engineering department and applicable EPC company or companies, or other outside consultants, including design inputs, engineer drawing review and facilitation, crossing and encroachment applications, and construction consent compliance review through construction
- Review of EPC design materials for QA/QC and compliance against title restrictions
- Communication and coordination of title curative efforts with the applicable title insurance company or companies, EPC contractors, utilities, and other outside title consultants hired to assist without title curative efforts
- Prepare and maintain up to date files, records and reports on status and progress of title curative efforts on our various projects
- Coordinate meetings and present reports to internal legal and development teams on status and progress of title curative efforts on our various wind projects
What you bring:
- Bachelor degree, preferred
- A minimum five (5) years’ experience in real estate or title insurance profession with an emphasis on renewable energy commercial title insurance transaction and construction consents.
- A proficiency in Microsoft Word and Excel
- Strong communication and data processing skills
- Self-motivated, highly organized, and detail oriented
- Capable of managing multiple tasks or assignments simultaneously and efficiently without direct supervision
- Team-oriented individual who is able to shift focus quickly and efficiently between varying tasks and priorities

- Salary Range: $69,275-$176,670 USD, annually
- Actual salary offered may vary depending on geography, experience, education, internal pay alignment, or other bona fide factors
- In addition to salary, this position is eligible for a competitive bonus / incentive plan
