Duties and Essential Job Tasks:
- Oversee all day-to-day operations of facility management including maintenance activities, budget analysis, cost savings initiatives, warranty tracking, safety protocol, janitorial functions, grounds activities, and all other requirements specified in the contract.
- Project Management – Develop project plans; Coordinate projects; Communicate changes and progress; Complete projects on time and budget; Manage project team activities.
- Develop, implement, and maintain a facility management program including preventative maintenance as well as life-cycle requirements.
- Develop maintenance procedures and ensure implementation.
- Maintain a clean, safe, and proper work environment throughout the facility.
- Ensure building compliance with state and federal regulations.
- Carry out inspections of the facilities to identify and resolve issues.
- Check electrical and hydraulic systems of buildings and equipment (including lifts) to ensure functionality.
- Plan and oversee all repair and installation activities.
- Allocate workload and supervise maintenance staff (custodians and maintenance staff).
- Monitor equipment inventory and place orders when necessary.
- Monitor expenses and work within the budget for maintenance.
- Manage relationships with contractors and service providers.
- Coordinate and assist with snow removal.
- Monitor and assist with landscaping and related issues.
- Keep maintenance logs and report on daily activities.
- Ensure environmental, health and safety policies are complied with.
- Other tasks as assigned.
Pay for this position depends on experience; up to $30.00/hour.
Knowledge and Experience:
Required Knowledge and Experience:
- OSHA 10 Training Certificate or ability to complete OSHA 10 Training within 60 days of employment.
- Proficiency with repair tools and techniques.
- 5 years facilities maintenance experience.
- Advanced mechanical skills and knowledge of plumbing, HVAC, and other building systems.
Preferred Knowledge and Experience:
- OSHA 30 Training Certificate.
- 10+ years facilities maintenance experience.
- Technical or trade school certification or Associate Degree / Bachelor’s Degree in facilities management or an engineering field a plus.
Working Conditions/Environmental Factors:
- Works primarily indoors. Occasional work outdoors, which is exposed to ambient heat and cold, and to sun, rain, and other weather conditions.
- Exposure to noise, cleaning solutions, and other hazardous materials.
Physical Requirements:
- Standing/walking short distances: frequently, up to ½ of work shift, on hard surfaces.
- Lifting: occasionally, up to 50 pounds.
- Carrying: occasionally, up to 50 pounds for up to 30 feet.
- Bending/twisting: regularly.
- Climbing: occasionally, step ladder up to six feet to reach surfaces.
- Reaching: occasionally, extension of arms below, at and above shoulder height.
- Pushing/pulling: Occasionally, up to 50 pounds force.
