Job Description
The Raleigh Convention & Performing Arts Complex invites qualified candidates to apply for the position of Maintenance and Ops Facilities Superintendent. This position is responsible for all aspects of facility maintenance. Candidates in this role ensure that all equipment including HVAC; plumbing and electrical plants; lighting and building management system; roofing systems; and food service equipment is operating properly and efficiently. This position oversees general facility maintenance and proper delivery of event-related utility services. This position supervises maintenance staff and fulfills duties such as conducting performance evaluations, coordinating training, and implementing hiring, discipline, and termination procedures. Candidates will be responsible for directing and supervising employees in the Martin Marietta Center for the Performing Arts. They will assist in resolving escalated customer complaints; reviewing and analyzing field operating performance and implementing improvements; and assisting with budget formulation.
This position requires extended/irregular hours including nights, weekends, and holidays as needed
Duties and Responsibilities
- Supervise staff including conducting performance evaluations, coordinating training, and implementing hiring, discipline, and termination procedures.
- Ensure proper and efficient operation of the facilities Building Management System
- Plan, schedule, and oversee operational activities of the facilities/maintenance department; ensure the adherence with applicable policies, procedures, safety standards and regulations including OSHA, NFPA and other applicable safety codes.
- Provide technical support, oversees and/or assists with repairs of all facility systems and equipment
- Review and evaluate operating performance of equipment including HVAC, plumbing, lighting and electrical plants. Ensure all equipment is maintained accordingly and proper preventative maintenance is conducted.
- Monitor repair activity of equipment to minimize downtime and disruption to facility event activity and overall operation.
- Analyze needs and plan preventative maintenance programs and system upgrades.
- Investigate, analyze, and resolve operational issues; respond to inquiries and complaints; interpret and explain policies and procedures; plan and implement adjustments, improvements, and solutions.
- Act as contact for Front of House Managers as well as vendors and contractors.
- Provide support in preparing and monitoring assigned budget. Manage expenditures and inventory in accordance with operating budget.
Typical Qualifications
Education and Experience
Associate’s degree in a related field and four years of related experience including experience at the senior or lead level.
OR
An equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above, unless otherwise subject to any other requirements set forth in law or regulation.
Preferred Licensing/Certifications
- HVAC certification/license
- Electrician/plumbing license
