Maintenance/Construction Manager

Description

The Maintenance and Construction Manager is responsible for overseeing the maintenance, construction, and repair of residential buildings and grounds within our properties. They ensure that vacant rental units are prepared for occupancy according to established standards. In addition, the manager is responsible for inspecting buildings to ensure cleanliness and holding the team accountable for their assigned duties. The role requires a strong focus on safety, efficiency, and customer service.

We are hiring a Maintenance/Construction Manager in Kansas City, MO! The starting salary for this role is $65,000/year.

Responsibilities:

  • Assign and Examine Work:
  • Assign duties to the janitorial, maintenance, groundskeepers and construction teams, ensuring clear instructions and expectations.
  • Regularly examine work for exactness, neatness, and adherence to policies and procedures.
  • Ensure that all work is performed in compliance with the Occupations Safety & Health Act (OSHA) standards and company safety policies.
  • Building and Grounds Inspection:
  • Conduct regular visual inspections of buildings and grounds during daily work.
  • Report any repair or replacement needs promptly.
  • Identify and report any unusual or extraordinary circumstances related to the property or residents to the management team.
  • Vendor Management:
  • Manage relationships with vendors, contractors, and suppliers.
  • Coordinate vendor services for maintenance and construction projects.
  • Monitor vendor performance and ensure adherence to quality standards and timelines.
  • Make-Ready Planning and Coordination:
  • Plan, schedule, and coordinate the make-ready process for vacant rental units.
  • Ensure that units are prepared for occupancy according to established standards.
  • Coordinate with the leasing team to minimize turnaround time between tenants.
  • Process Improvement:
  • Review existing procedures and implement improvements to enhance efficiency and reduce operating expenses.
  • Identify areas for process optimization and recommend innovative solutions.
  • Stay updated with industry best practices and incorporate them into daily operations.
  • Customer Service:
  • Respond to employee and resident requests promptly and in a courteous manner.
  • Correct errors and resolve complaints in a professional and efficient manner.
  • Foster a positive and customer-centric work environment within the maintenance and construction team.
  • Leadership and Support:
  • Provide guidance and support to subordinates in performing their duties effectively.
  • Assist and train team members with their tasks as needed.
  • Foster a collaborative and cohesive work environment that encourages teamwork and mutual respect.
  • On-Call Availability:
  • Be available to work on an on-call basis to address urgent maintenance and construction issues outside regular working hours.
  • Administrative Responsibilities:
  • Create purchase orders for the construction department and track all charges.
  • Create and assign work orders for maintenance and construction projects.
  • Review and match invoices and payment requests to purchase orders, ensuring compliance with company payment policies.
  • Distribute subcontractor checks for the construction group.
  • Collect, review, and track certificates of insurance and lien waivers for construction/design checks.
  • Assist with payroll by reviewing hours and billing.
  • Order supplies as requested and ensure proper approval for supply purchasing.
  • Ensure staff members are current with training, news, and other important information.
  • Contract Management:
  • Assist with the development and review of all contract documents.
  • Ensure compliance with contract terms and conditions.
  • Special Projects and Assignments:
  • Complete other projects and special assignments as requested by the management team.
  • Take on additional responsibilities to support the overall objectives of the organization.
  • Have an organized tracker of all projects.

Qualifications:

  • High school degree or GED required; Bachelor’s Degree preferred
  • Microsoft Office Suite (Word, Excel, Outlook) and Internet navigation
  • Familiarity with common tools and proficiency maintenance and repair tasks.
  • Ability to read and interpret documents such as work orders, safety rules, operating and maintenance instructions, and procedure manuals.
  • Salesforce experience preferred.
  • Self-motivated; excellent organization skills.
  • Ability to set priorities and handle multiple tasks.
  • Strong oral and written communication skills.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Must have the ability to deal with problem solving in several concrete variables in standardized situations.
