MAINTENANCE SUPERVISOR – JOB SUMMARY:
We are looking for a Maintenance Supervisor to fill an immediate opening at Van Allen Apartments in Rensselaer. The qualified candidate will have at least five years of previous experience supervising an apartment community maintenance department’s employees and physical properties. The ability to plan for the maintenance department is critical for this position, with budgeting, scheduling, and inspecting work to ensure that it is completed to company specifications while providing high-quality customer service to residents.

MAINTENANCE SUPERVISOR – ESSENTIAL FUNCTIONS:
Supervisory Responsibilities:
- Hires and trains maintenance department staff.
- Organizes and oversees the schedules and work of maintenance staff.
- Conducts performance evaluations that are timely and constructive.
- Handles discipline of employees as needed and in accordance with company policy.
Duties/ Responsibilities:
- Oversees the day-to-day operations of the maintenance department.
- Ability to work on-call as needed.
- Assists with decisions about the operations of the complex and makes detailed inspections of apartments, and reports deficiencies.
- Responsible for hiring, training, supervising, and terminating all maintenance employees, ensuring team performance is accomplished on a timely basis. Schedules team members and maintains the on-call schedule.
- Maintains work orders and workflow to ensure timely delivery of services. Monitors progress of work orders and verifies work has been completed.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Schedules and monitors apartment turnovers and inspects all completed work to verify that work is completed to company specifications.
- Develops maintenance procedures and schedules.
- Assists with departmental budget estimates and costs of specific repair projects.
- Performs other related duties as assigned.
Requirements
Required Skills/Abilities:
• Extensive knowledge of building systems such as plumbing, electrical, carpentry, painting/patching and HVAC.
• Excellent analytical and problem-solving skills.
• Ability to identify issues and determine repairs that are needed.
• Ability to plan maintenance schedules for building systems.
• Excellent management and supervisory skills.
• Proficient with Microsoft Office Suite and Entrata or similar software.
• Proficient at using computers.
• Must own personal vehicle and tools to use for work.
• Must have and maintain a valid driver’s license and personal vehicle to be able to drive between work sites and to vendors as needed.
Education and Experience:
• High school diploma or equivalent preferred.
• At least five years of supervising maintenance at an apartment community is preferred.
• Previous supervisory experience required.
• Five years of previous apartment community maintenance experience is required.
Physical Requirements:
• Ability to speak, read, write, and understand the English language.
• Ability to lift objects weighing 50 lbs. without the assistance of tools or devices.
• Prolonged periods of standing and walking.
• Must be able to traverse the property and climb steps and ladders to diagnose building issues and plan repairs or maintenance.
• Must be physically able to climb ladders, bend, or crawl into awkward spaces.
• Must be physically able to perform repairs and operate tools and machinery.
• Must be able to perform snow removal.
• Prolonged periods sitting at a desk and working on a computer.
Salary Description
$26-28 per hour
