General Description
OPEN UNTIL FILLED
This position performs maintenance and repair of all building/ mechanical systems to include electrical, HVAC and plumbing while maintaining/improving the general appearance of the facility. Duties include opening and closing facility, daily inspections of the facility and grounds, monitoring HVAC and Fire systems for alarms, interact with vendors and facility guests. This position works under general supervision of the Operations Chief according to procedures/processes. In some cases, the worker may determine how to complete tasks.
This position is non-exempt. Fair Labor Standards Act overtime provisions will apply.

Primary Duties
- Performs duties related to the enhancement, cleaning, repair and maintenance of assigned area.
- Conducts preventive maintenance, receives and responds to repair work orders, and completes records regarding work performed
- May assist or perform skilled work in one or more of the following: carpentry; minor electrical; plumbing; HVAC, electronics; painting; masonry; concrete.
- Drives and maintains vehicles, operates various small power tools.
- May perform any of the following depending on assigned area: a) performs general maintenance and cleaning of exterior areas including but not limited to parking lots and entrances, pool deck and Walking Trail, trimming trees and shrubs, installing landscape materials and removing weeds and debris; b) assists with clean-up operations after hurricanes and other inclement weather; c) performs custodial work including, but not limited to, sweeping, mopping, buffing and waxing floors, cleaning carpets, cleaning restrooms and offices, cleaning glass surfaces, and removing trash; d) sets up meeting rooms and facilities for events; e) may lock/unlock facilities and arm/disarm alarm systems; f) changes light bulbs; g) puts up signs; h) Collects and disposes of trash; i) transports materials and equipment to/from worksites, makes deliveries and runs other errands as assigned.
- Maintains records and prepares reports as required or requested.
- Properly uses equipment and tools, follows safety practices (including personal protective equipment when required), and is continuously aware of occupational hazards during the performance of assigned tasks.
- Performs all work in accordance with all applicable policies, procedures, regulations, and standards of safety and quality. Ensures the timely completion of all assignments and provides courteous and prompt customer service.
- May perform some clerical tasks such as answering phones, getting mail, etc.
- Attends training, meetings, workshops as required to enhance job knowledge and skills.
- Performs other duties as assigned.
Minimum Qualifications
- High School Diploma or GED
- Two (2) years of related work experience.
- Valid Florida Driver’s license
In some cases, an equivalent combination of higher education and experience may be considered, provided that the education and experience is in a relevant and related field.

Physical Demands
- Continual light work and occasional heavy work.
- Frequently lifts and/or moves up to 50 pounds and occasionally up to 80 pounds.
- Requires frequent walking and standing, climbing, stooping, reaching, and bending.
- Good finger/hand dexterity and hand/eye coordination.
- Good eyesight, hearing and speech.
- Regular driving of vehicle.
- Able to wear Personal Protective Equipment (PPE) if required.
Work Environment
Works outside in sometimes adverse environmental conditions (e.g., heat, cold, and rain) for extended periods of time. Depending on assigned area, may be exposed to construction, water/wastewater, and other site hazards including, but not limited to, bright/dim lights, dust/pollen, intense noise, vibration, fumes/noxious odors, toxic/caustic chemicals, electrical shock, heights of 70 feet or more, disease/pathogens, traffic, and moving machinery.
