The Development Paralegal – Real Estate is responsible for assisting AVP-Counsel, VP-Counsel, and SVP-Counsel in a variety of activities which may include but is not limited to: the preparation of discovery and files, preliminary drafting of various documents, varied reporting and tracking, and internal and external fact-finding.

Duties/Responsibilities

  • Review construction and development contracts for compliance with internal policies and procedures
  • Track and monitor construction and development contracts, and create checklists regarding deliverables for the Company and third parties pursuant to such contracts
  • Ensure the Company adheres to contract and other legal deadlines, draw schedules and milestone calendars
  • Track and monitor pre-lien notices and mechanic liens and work with appropriate departments and parties to resolve lien issues
  • Maintain Company’s active general contractor license database and work directly with state and municipal licensure boards to ensure licenses are kept in good standing in each market
  • Track and monitor progress of insurance claims
  • Request and verify certificates of insurance and surety bonds
  • Prepare closing binders for development acquisitions
  • Work with vendors, developers, outside counsel, and internal departments in projects assigned by EVP-Counsel, AVP – Counsel or VP – Real Estate Transactions
  • Assist EVP-Counsel, AVP – Counsel and VP – Real Estate Transactions with various project assignments

Requirements:

  • 5+ years of real estate transactional experience, with 2+ years of experience with either land use/zoning or construction law
  • Ability to read and understand construction and purchase agreements, title reports, plats, surveys and legal descriptions
  • Adept at research, fact gathering, document analysis and abstracting, drafting documents
  • Familiarity with legal concepts relevant to the homebuilding/land use/real estate industry preferred
  • Ability to demonstrate good judgment in prioritizing completion of multiple responsibilities while maintaining organized project files
  • Familiarity with the components of construction and development contracts, including project schedules, schedules of value, insurance requirements, plans and specifications, etc. a plus
  • Knowledge of entitlement processes and procedures a plus
  • Entity formation and registration experience a plus
  • Experience with homeowners’ association law and governing documents a plus
  • Litigation experience a plus
  • Residential real estate experience a plus
  • Ability to work overtime if needed, based on team’s collective workload and impending deadlines
  • Perform clerical and administrative duties as needed
  • Active notary public license a plus

In the states of Colorado, California and Washington, the anticipated pay range/scale for this position is $32.96- $44.42 per hour. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.

Employees also have the opportunity to participate in medical, dental and vision insurance; flexible spending accounts and/or health savings accounts; dependent savings accounts; 401(k) with company matching contributions; employee stock purchase plan; and a tuition reimbursement program. The Company provides 9 paid holidays per year, and, upon hire, new employees will accrue paid time off (PTO) at a rate of 0.0577 hours of PTO per hour worked, up to a maximum of 120 hours per year.
