Description
Located on 7 acres in the heart of Cary, Downtown Cary Park offers an artistic landscape surrounding beautifully distinguished structures and spaces available for hosting a variety of gatherings. The Park Maintenance Technician performs responsible, skilled and high-level maintenance on the various features and amenities of the Downtown Cary Park and its offices as well as the Downtown Cary Parking Deck.
The Park Maintenance Technician is typically assigned to building maintenance responsibilities and activities. The Park Maintenance Technician is not required to be licensed in any major trade(s), although preference will be given to those applicants who possess an electrical, plumbing or HVAC trade license. This position requires occasional weekend event support and rotating on-call schedules. Work is performed under the general supervision of the Facility Maintenance Coordinator.
Typical Tasks
- Performs general repairs that do not require a specialized technician. Examples may include repairing drywall, painting, and repairing doors and other building fixtures;
- Performs routine day-to-day maintenance issues on facilities and building systems;
- Performs general repairs that do require a specialized technician. Examples may include electrical and plumbing;
- Safely and efficiently operates a variety of power and hand tools to complete jobs accurately and to specifications; such tools may include hammers, saws, drills, planers, and mortising machines;
- Follows standard safety precautions; adheres to operator’s instructions when using power tools; wears recommended protective equipment such a googles, hearing protectors, and/or work gloves;
- Provides contract support, logistical support and special events support when needed;
- Participates in specialized training for lock out/tag out and/or other electrical issues; participates in training opportunities for staff; assists with compliance requirements;
- Orders supplies and materials needed for repairs and maintenance on specialty equipment and tools; conducts research for maintenance requirements;
- Leads small projects for facility upgrades and repair; oversees, leads, and inspects the work of other maintenance staff and contractors performing repair work;
- Provides cost projections, plans and schedules projects through the Facility Maintenance Coordinator;
- Develops and maintains records regarding time spent and materials used for specific jobs;
- Contributes to special projects including assistance in developing bid specifications, working with contractors or staff;
- Provides status reports including the status of work projects, materials used, and hours spent performing labor to supervisor or other appropriate staff;
- Performs spot checks on equipment to ensure proper working conditions; service tools and equipment as needed; inspects and identifies equipment or machines in need of repair; transports specialized equipment;
- Plans repair work by researching and using building blueprints or equipment manual as needed;
- Recommends additional departmental or contract staff when needed to complete projects and meet deadlines;
- Responds to emergency and after hour calls as needed; assists with park wide hazardous weather response;
- Provides exemplary guest satisfaction experience by ensuring safe and functional amenities and surroundings;
- Cleans and assists with upkeep of the facilities; conducts frequent inspections of the park for maintenance to ensure facility standards;
- Performs other job-related tasks as required.
Knowledge, Skills and Abilities
General knowledge of the practice, principles and techniques associated with building trades including electrical, plumbing, carpentry, and HVAC; technical knowledge in the area of facility maintenance; extensive knowledge of the operation of hand tools, power tools, line locators, scissor lifts, boom lifts and knowledge of various materials and equipment used in general construction and maintenance work; extensive knowledge of safety practices associated with construction trades; general knowledge of building codes and ADA requirements; good understanding of basic mathematics; excellent organizational and time management skills; ability to understand and follow oral and written instructions; ability to maintain, diagnose and repair a wide variety of components and equipment associated with the park and its programming; ability to establish and maintain effective working relationships with staff and the general public; ability to communicate effectively and provide technical support when and where necessary; ability to work a flexible schedule including nights, weekends and holidays; and the ability to be on a rotating on-call schedule.
Minimum and Preferred Qualifications
Any combination of education and experience equivalent to graduation from High School/GED and considerable experience in building trades and facility maintenance.
Requires the National Incident Management System (NIMS) ICS100 and ICS700 training/certification or the ability to obtain within 6 months. (Cary provides this training)
Special Requirements:
- Requires a valid driver’s license with an acceptable driving record.
- Requires drug testing and background check (which may include criminal check, education verification and credit history review) prior to employment.
Physical Requirements:
- Work in this class is medium to heavy work and may require exposure to various environmental conditions such as heat, cold, and rain.
- Will work in a variety of environments and weather with exposure to dust, fumes, and chemicals in both indoor and outdoor construction and carpentry.
- Must be physically able to climb ladders, bend, or crawl into awkward spaces.
- Must have balance necessary to traverse and work on scaffolding and roofs.
- Prolonged periods of standing, bending, stooping and walking.
- Must have a full range of physical motion as required to properly operate manual and electric power tools.
- Must be able to lift up to 50 pounds at a time.
- Visual acuity is necessary to perform paperwork, read gauges, and make repairs. An employee must also be able to hear, talk, and smell.
