Job Description

The Project Manager provides the planning, coordination, and direction for project management activities to ensure they meet owner needs, specifications, cost, and schedule, from initial project identification through construction closeout. May supervise office/field administrative staff, project/field engineers, assistant project/construction managers, and other assigned staff.

Essential Duties & Responsibilities:

  • Provide thorough review of the design document plans and specifications.
  • Assist with creative constructability ideas to reduce overall exposure (cost & time), and participate in value-engineering exercises to maintain the project design budget.
  • Develop independent estimates with consultants and facilitate reconciliation process
  • Work with the District on overall scheduling, budgets, and communication for all projects
  • Conduct pre-bid meetings and Owner – Contractor – Design project meetings
  • Field review and report on quality of work (control and assurance), safety practices and conformance of work to contract documents
  • Coordinate RFI and shop drawing/submittal review and approval process
  • Ensure project contract deliverables and reporting are being executed, including: meeting minutes, daily construction reports, quality control reports, schedules, documentation (photographs) of work progression, and field review of current scope of work completed to date
  • Change Order COR/FCO review and validation
  • Review monthly pay applications by contractor, and ensure that any requested contract duration extensions are valid based on the Change in the Scope of Work
  • Ensure that the scheduling logic is valid and adequate, and that overall durations are on target and within expectations
  • Coordinate the initial start-up and testing of utilities, building, electrical and mechanical systems and equipment
  • Coordinate final inspections, punch lists and training and provide all project closeout documentation
  • Other job duties as required

Minimum Qualifications:

  • Bachelor’s Degree in Engineering, Construction Management, Architecture is required
  • Minimum of 5 years of experience as a Project Manager/Construction Manager in the Education Sector is required
  • Knowledge and application of project and construction estimating, cost, project controls/scheduling, documentation, engineering/construction principles, techniques, materials, applications, and practices.
  • Experience with Division of the State Architect (DSA) construction / design processes
  • Understanding of contracts, documents, drawings, and specifications
  • Familiarity with common construction materials, methods and equipment
  • Experience with general computer usage and applications including word, excel, Microsoft project, Power Point, Outlook, etc.
  • Ability to communicate effectively in written and verbal forms, anticipate and resolve project design and construction challenges or issues and be able to prioritize the critical issues on projects and work toward solutions
  • Strong computer skills and familiarity with Microsoft Office Suite products, and experience with project-related systems such as Prolog and Primavera are required
  • Proficiency with various document control systems, as well as new construction and modernization of Higher Education buildings is preferred
  • Registration as an Architect or Professional Engineer is preferred
  • Certified Construction Manager preferred

Offered rate of compensation will be based on a variety of non-discriminatory factors, including education, qualifications, experience, and geographic location. The Salary range for this position is $85,000.00-$160,000.00.
