The Global Real Estate and Facilities (GREF) team provides real estate transaction expertise, business partnering, space & occupancy planning, capital investment program management and facility maintenance and operations across multiple countries. This position will be responsible for the Real Estate and Facilities of Amazon’s Seattle’s “North of Denny” portfolio reporting to the AMER- Area 1, Sr. Facility Manager. The Real Estate & Facilities Manager (“Area Manager”) must operate as a true partner to business leaders, finance, HR, IT, PR, Procurement and other functional areas. They must demonstrate a sense of urgency, bias for action, attention to detail and be comfortable operating in both the strategic and tactical levels, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, and implementer.
The Area Manager is an experienced and vibrant professional who excels within an entrepreneurial culture – providing vision, leadership, and communication. Having passion and in-depth knowledge of Business Partnering is key as well as a good insight and operational experience in Property and Facilities Management Operations with an excellent working experience in financial budgeting. This individual also has experience developing, implementing and managing a number of scalable programs and is an excellent communicator.
The Area Manager is responsible for building relationships within the wider GREF team both, with key vendors and internal business partners is critical as is the ability to operate within a fast-paced and complex environment. One of the primary roles is to be the Business Partner to Amazon’s growing teams across this geographic region, earning their trust and building sustainable plans to help them grow their business.
This role requires that the Area Manager knows each of their sites and key customers (businesses) within the Area and all of their key details, complexities and required critical dates and events to ensure a comprehensive understanding of the lease, the landlord, the sites key strengths, issues, compliance needs and any critical decisions and recommendations from a portfolio management perspective. The Area Manager will work closely with and be responsible for coordinating all colleagues and partners (i.e. Project Managers, IT, Security, etc.) to align on the project delivery and ensure this is properly managed and delivered.
Overall Responsibility
– Ensures all facilities and programs are operated and maintained in alignment with established standards and procedures. Further develops standards and procedures as business and customer needs evolve;
– Build strong relationships with key business stakeholders by monitoring and listening to feedback, delivering bespoke reporting for business critical elements for example occupancy, new site launches and facility improvements.
– Ensure that the buildings for which responsibility is held are presentable, clean, safe and an acceptable environment for occupants and visitors.
– Manage third-party contractors/vendors engaged in operating and maintaining properties;
– Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports;
– Comfortable with legal terms and structures for standard commercial contracts and leases.
– Conducts site inspections, facility audits, work order progress reports, and other related reports;
– Ensure that the Facilities Management and Real Estate Services are performed and delivered in accordance with contracts, proposals and strategies.
– Supports special projects and strategic initiatives for the portfolio;
– Collaborate with cross-functional partners such as HR, IT, PR, Corporate Security, Safety/Emergency Preparedness, Business Assurance, and Business Continuity;
– Participate in any site level crisis including local FM, Stakeholders, HR, GREF Leadership, BAC, ACS, Business Continuity (risk/legal when required);
– Responsible for managing portfolio-wide program operations such as reception, food, mail/post services, moves/adds/changes, and post-occupancy-projects
– Responsible for overseeing small operations-based projects
– Report all matters relating to the sites, risks, projects, budgets and details to the AMER Area 1 Sr RE&FM when needed to and as agreed in the reporting cadence and structure.
Key job responsibilities
• Ensures the GREF vision, standards and policies are implemented, managed and adhered to. Drive timely crisp decisions and audit frequently to ensure delivery.
• Provides strategic direction to facilities management teams (direct reports and outsourced vendor teams) who oversee facilities operations of area/locations/sites.
• Establishes priorities, drives improvements that are quantified with metrics, and influences resource allocation.
• Participates in any site level crisis including local FM, HR, Business Assurance Centre (BAC), Corporate Security, Business Continuity (risk/legal when required)also establishes and maintains open, positive relationships with team and customers (Amazon employees)
• Builds relationships with key business stakeholders by monitoring and listening to feedback, delivers bespoke reporting for business-critical elements including occupancy, new site launches and facility improvements.
• Ensures that the buildings for which responsibility is held are presentable, clean, safe and an environment for occupants and visitors.
• Ensures that the Facilities Management and Real Estate Services are performed and delivered in accordance with contracts, global and regional KPIs
• Ensures that all relevant financials by are/country, building and projects are aligned with budgets, compliance and specific timelines.
• Effectively manages escalations, correction of errors, demonstrating sound judgment in making required trade-offs between business opportunity vs. resources.

BASIC QUALIFICATIONS
– 7+ years of employee and performance management experience
– 7+ years of facilities management, office management, corporate administrative services, or hospitality management experience
– Bachelor’s degree, or 2+ years of Amazon experience
PREFERRED QUALIFICATIONS
– Highly competent with Microsoft Outlook, Word, Excel, Project, and SharePoint
– Exceptional communication skills; proven ability to lead cross-functional teams through influence
– Understanding of sourcing/procurement, building systems and maintenance, vendor management and customer service
– Comfortable with legal terms and structures for standard commercial contracts
– Proven self-starter who sets aggressive goals and consistently gets results
– Effective resource management and project management skills
– Experience with any of the following enterprise/SaaS/ASP platforms: Oracle Financials and PeopleSoft

Our compensation reflects the cost of labor across several US geographic markets. The base pay for this position ranges from $98,700/year in our lowest geographic market up to $183,500/year in our highest geographic market. Pay is based on a number of factors including market location and may vary depending on job-related knowledge, skills, and experience. Amazon is a total compensation company.
