Job Description
The Real Estate Representative is responsible for securing rights of way for all utility operations as well as acquiring real property, managing leases and all related documentation. This position will research, negotiate, communicate, and create easements, permits, permission and access agreements to construct and maintain Avista gas and electric infrastructure and facilities. Works closely with individuals and teams across the company to understand their property-related needs and advise them on property considerations. Determines property values through fair market analysis and/or coordination with appraisal agencies to determine value; researches title, county assessor, and state and federal records to obtain property and owner information, create exhibits, reports, plat maps, and other supporting documentation, write legal descriptions, prepare language for the purpose of securing deeds, easements, bills of sale, leases, permits, release of easements, release of mortgage, subordination agreements, and other tasks associated with right of way acquisition. The Real Estate Representative may be assigned a specific geographic area for which they will be responsible for all real-estate related activities or may be assigned more specific aspects of those noted above over a larger region.

Minimum Requirements

  • BA degree or equivalent in Business Administration, Economics, or related field.
  • 2+ years of independent work experience in a directly related area.
  • Specialized training in real estate or property acquisition
  • Basic knowledge of real property acquisition.
  • Excellent communication and effective negotiation skills.
  • Computer fluency including GIS and research skills
  • Other combinations of education and experience may be considered.

Preferred Requirements

  • BA degree or equivalent in Business Administration, Economics, or related field.
  • 5+ years of work experience in a directly related area.
  • Specialized training in real estate or property acquisition.
  • Successful completion of three appraisal, negotiation, real estate law and/or engineering courses.
  • Excellent communication and effective negotiation skills.
  • Computer fluence including GIS and research skills
  • Possess solid knowledge of all aspects of Utility Company Right-of-way acquisition policies, procedures and established practices.
  • Able to complete difficult or complicated assignments with little or limited supervision.
  • Other combinations of education/experience will be considered.
