Real Estate Strategy Data Analyst

Position Summary:

  • Assess sales potential of new store sites, relocations and remodel opportunities. Design, automate and manage relational databases (Lucernex, BURL stores, competition, etc) and reporting output. Provide accurate reporting and analysis based on store/customer data and demographics; identify, measure and communicate competitor impacts on the store network; assist other departments with analysis needs. This is a highly technical position that will work closely with others in Market Planning, Real Estate, and Finance and is critical to the successful sales and profit growth of the organization.

Duties and Responsibilities:

  • Evaluate potential new store locations identified by Real Estate/Market Planning for incremental sales and prepare presentations used by the real estate committee to approve new store investments.
  • Create and administer Real Estate and Market Planning systems, including sales forecasting models and relational databases (Lucernex, BURL locations, Portfolio Guidance, demographics, competitive intelligence, etc…)
  • Develop complex Python and/or Java scripts to increase production and efficiency through automation of repetitive geospatial/sales forecasting reporting and processes.
  • Analyze new store sales performance vs model assumptions. Prepare reporting and presentations for management and BOD explaining variations to model. Identify and quantify factors contributing to model variance.
  • Analyze and maintain statistical sales forecasting models for accuracy, relevance and completeness of assumptions used to drive ROI analysis on new stores.

Scope and Impact:

  • Position will report to the Director of Real Estate Strategy (Finance). This position is critical to evaluating store investment decisions, designing, creating and maintaining Real Estate Strategy systems and databases necessary to provide the organization with accurate sales forecasting and reporting processes that support new store growth. It requires direct interaction with business leaders in all pyramids of the organization. This is a critical position that provides a meaningful contribution to the profitable growth of the company.

Education and Qualifications:

  • BS degree in Computer Science, Data Science, Finance, GIS or related technical discipline. MBA a plus.

Experience:

  • 3+ years of relevant retail site location and data management experience. Ability to analyze data and perform geospatial and/or statistical analysis to support investment decisions.

Skills and Abilities:

  • Thorough knowledge of programming languages (Python, C+, JAVA, R, SQL, etc…) and relational databases.Strong analytical skills. Ability to read and interpret technical journals/manuals and program documentation, aerial photography, maps, graphs, etc… Advanced Microsoft Office user, including Access. Ability to solve practical problems by choosing and effectively applying appropriate mathematical/statistical technique. Ability to understand business concepts and financial analyses. Excellent communication skills, both verbal and written. Ability to work as part of a team and independently on complex problems.

Physical Requirements:

  • None beyond standard office environment; Occasional travel to new and existing BURL markets may be required.
