JOB SUMMARY
Compiles and analyzes financial data and is responsible for preparing high volume complex reconciliations and developing integrated expense analyses, projections, reports, and presentations for rent expense. Creates and analyzes monthly, quarterly, and annual reports and ensures financial information has been recorded accurately.
MAJOR DUTIES AND RESPONSIBILITIES
Actively and consistently support all efforts to simplify and enhance the customer experience
Plans and conducts complex studies to determine cost of business activities
Recommends budget and forecast adjustments and other cost improvement measures
Analyzes complex financial data and extracts and defines relevant information; interprets data for the purpose of determining past financial performance and/or to project a financial probability.
Review invoices for common area maintenance, real estate taxes, insurance and other expenses received from landlords to ensure proper accounting treatment
Reviews costs and performs cost benefit analysis related to projects and/or programs. Review prepaid and accrued balance sheet accounts ensuring entries are complete and accurate. Submit journal entries to correct/update accounts based on review
Review straight-line and tenant improvement calculations to ensure accuracy and compliance with information contained in the lease database and GAAP accounting rules
Develops financial reports for forecasting, trending, and results analysis
Records, classifies, and summarizes financial transactions and events in accordance with generally accepted accounting principles. Assist in month end close process for rent expense.
Analyze month-over-month and budget to actual expense variances and provide insightful written explanations to business units.
Interprets financial transactions and events for users who must make economic or business decisions
Applies a working knowledge of applicable laws and regulations; verifies lease agreements for completeness and compliance. Applies research to variance analysis and reforecasts
Uses various software applications, such as spreadsheets, relational databases i.e. Harbor-Flex and Lease Accelerator to assemble, manipulate and/or format data and/or reports
Special projects as needed and performs other duties as requested by supervisor
REQUIRED QUALIFICATIONS
Required Skills/Abilities and Knowledge
Ability to read, write, speak and understand English
Ability to analyze and interpret information
Ability to communicate orally and in writing in a clear and straightforward manner
Ability to make decisions and solve problems while working under pressure
Ability to prioritize and organize effectively
Ability to problem solve and model/forecast operation activity
Knowledge of advanced accounting theory and procedures
Knowledge of operating and capital financial statements
Required Education
Bachelor’s degree in accounting, finance, mathematics or statistics
Required Related Work Experience and Number of Years
4+ years of senior accountant, financial analysis or relevant work experience in lease administration
Proficient in Excel
Essbase knowledge preferred

The pay for this position has a salary range of $75,200.00 to $120,000.00. The actual salary offer will carefully consider a wide range of factors, including your skills, qualifications, experience and location. Also, certain positions are eligible for additional forms of compensation such as bonuses.
