Job Summary
The Project Manager plays an integral role in the entirety of the construction management process including safety, quality, production, and project budget oversight. The position works closely with construction engineering, frontline crews, and regional service delivery team to successfully support the GSI businesses through executing projects safely, on time, on budget, and in accordance with contract requirements.
Responsibilities
Essential Job Functions
Project Planning
- Review contract terms to effectively ensure all contract conditions are planned for, budgeted, communicated, and achieved.
- Conduct Pre-Construction planning meetings for all assigned projects.
- With the operations team, review the execution plan, estimate, and project budget for accuracy. Should discrepancies or estimating gaps be identified, lead recovery planning efforts and escalation processes to initiate internal budget change orders.
- In collaboration with the project operations team, develop and communicate baseline project schedules, specifically project start and end dates, critical path tasks and project milestones.
- Read, evaluate, and fully comprehend all project specifications and change of conditions.
- Communicate project goals to the project team for each project to exceed budgeted goals.
- Ensure all required permits and/or licenses are obtained and posted.
- Ensure all required submittal review, processing and approvals, and Submittal Logs are set-up and maintained.
- Initiate setup, monitoring and updating of project scheduling.
- With support of the sourcing team, coordinate all required procurement and release of materials and equipment, to meet, or improve on, established schedule dates and budget cost.
- Subcontract Agreement negotiation, processing, dispute resolution, and execution.
Execution & Daily Management
- Responsible for overall financial performance of assigned projects. This includes daily operational and financial management throughout the project lifecycle.
- Daily Management
- Engage with project superintendents daily to maintain alignment on project performance (Safety, Quality, Delivery, Inventory and Production) vs. plan each day.
- Engage and support project superintendents to problem solve and address challenges negatively impacting performance.
- Provide a feedback loop as to the impacts of daily progress and performance on the overall project using weekly baseline vs. actual schedule and manhour usage vs. actual (Left to Right report) updates to the project team and leadership.
- Daily Management

- Financial Management
- Develop, accurately prepare, and submit all required billings per the contractual require billing periods.
- Review/Analyze weekly Work in Progress (WIP) reports to understand and report financial project health with the project team and leadership weekly.
- Provide full project financial projections monthly during the regional WIP review meetings.
- Utilize the company escalation process to notify potential negative financial impacts greater than $25k and initiate/lead recovery planning to minimize impacts
- Financial Management
- Ensure all assigned projects are properly staffed with appropriate field forces. This includes: 1) Review and updating of original job plan, 2) Review of Labor Productivity 3) Coordination with the Relevant General Superintendents and Operations Directors to maintain required resources to meet project financial and delivery goals.
- Coordinate work and communication between regions as necessary. Cooperate fully and assist whenever possible with the efforts of the Operations Director(s), General Superintendent(s), Sourcing, and Project Delivery Manager(s).
- With the support of sourcing, manage all subcontractors and suppliers including contractual adherence, oversite, and billing.
- Based on project need, prioritize, and strategically make site visits to support project setup, client relations, project recovery, and closeout activities.
- Manage project quality by ensuring Inspection and Test Plan is completed and properly documented
Client Management
- Initiate, review and oversee all required project administration and documentation, as necessary to avoid claims, and protect the best interest of GeoStabilization International.
- Price, negotiate and process all change conditions and change order work for approval.
- Conduct/attend regularly scheduled project meetings as required.
- Provide written project status updates to clients as required.
- Maintain positive and professional relationships with all customers, internal and external. Market GeoStabilization International to our clients and be on the look-out for any new or upcoming projects.
Process Improvement
- Initiate and support the improvement of company processes and procedures for the betterment of the greater project delivery team and organization.
- Conduct Post-Construction Debrief Meetings for all assigned projects.
- Conduct all necessary Root Cause Analysis (RCA) initiatives and perform detailed problem-solving methods to identify and rectify systemic issues leading to under performance on projects.
Mentorship
- Support the development of Jr. level project managers through mentorship of project management principles (budgeting, scheduling, earned value management, etc.)
Qualifications
Minimum qualifications
- Bachelor’s degree from a four-year college or university in Engineering, Geology or Construction management or equivalent experience
- Minimum of 4 years of related field and project management experience. Management of GCS, Soil Nail, and HBSN projects preferred.
- PMP Certification is preferred
Knowledge, Skills & Abilities:
- Exceptional written and oral communications skills required.
- Ability to read, analyze and interpret, technical procedures, or government regulations.
- Ability to effectively present information and respond to questions from internal and external customers/clients.
- Ability to develop and interpret project budgets and P&L statements
- Critical Path Method (CPM) scheduling methods and working knowledge of MS Project, Smartsheet, or Primavera scheduling software.
- Experienced with Lean approaches to process improvements and problem solving.
- Advanced proficiency with MS Office Suite, especially in Excel.
Work Location:
- This position is based at our Commerce City location and the PM will be expected to work out of this office 3 days per week. Travel to construction sites, up to 50% of the time, will also be required.
Base salary*: $90,000 to 150,000
*This base salary range is used nationally. The rate offered is compliant with federal/local regulations and may vary by experience, certification/education, skillset, market conditions, location, etc.
