Senior Director, Acquisition and Strategy

Microsoft Cloud Operations + Innovation (CO+I) is the engine that powers Microsoft’s cloud services and our team is focused on delivering high quality infrastructure to support cloud operations. As Microsoft’s Cloud business continues to mature, our infrastructure expansion accelerates, Datacenter’s (DC’s) are central to this growth. Cloud Operations + Innovation (CO+I)isresponsible for planning, building and operating Microsoft’s cloud infrastructure DC’s across the globe. Within CO+I, the organizational scope includes supply planning and strategic acquisition, global construction, DC and edge site operations, critical environment and availability,engineering, andDC innovation.

To help us accelerate achieving our objectives,growthand transformation, we are looking for a candidate to work in our Leasing function within CO+I. The Senior Director, Acquisition and Strategy will provide leadership to a key strategic function, being responsible for being a market expert in the data center industry, developing key relationships with the brokerage community, developers, investment funds and others, to ensure Microsoft has expertise in the locations where we are leasing and building datacenters at pace. This individual will drive executive relationships and strategic partnerships at multiple levels.

Responsibilities:
Acquisition & Strategy

  • Lead our acquisitive approach in the DC Industry
  • Develop key relationships with investors in our core markets to ensure we understand market dynamics, buy/sell scenarios
  • Conduct market research in strategic areas of growth; understand and present any changes that may influence our overall strategy
  • Work closely with internal stakeholders to align on preferred hybrid models / valuation analysis to enable alternative approaches to delivery
  • Model and provide analytical expertise to our metro strategy; provide strong financial analysis and underwriting expertise to support our decision making
  • Drive highly successful strategic growth plans supported by financial data to support recommendations – evaluating deal structures, renewal / migration possibilities
  • Cultivate relationships with new lease providers directly, including their investment funds/managers, to assess suitability of partnership for strategic hybrid lease models, with ownership rights
  • Develop working relationships with external and internal legal counsel to facilitate the deal negotiation process
  • Lead due diligence activities for relevant departments and functions (e.g. finance, land, land development, insurance, tax, legal and corporate communications)

Strategic Partners

  • Develop executive relationships across the Industry:
  • Be an investment expert in DC’s – understand market dynamics, pre-empt changes (such as inflation, supply chain management) and work closely with our wider teams to proactively pre-empt delivery issues
  • Build high profile strategic lessor partner relationships – big picture oversight of our lessor’s investment performance
  • Develop strong relationships with key developers (pre and post land acquisition) to actively seek opportunities to grow
  • Continuous monitoring of our competitors to gain insight into new regions, providing MSFT with earlier knowledge of market dynamics

Strategic Customers

  • Be the primary owner of our strategic relationships within Microsoft to support key customer deals, or hybrid cloud solutions;
  • Support our sales teams with strategic pursuits, especially where infrastructure plays a part in the solution
  • Deliver bespoke infrastructure solutions to support customer demand
  • Work closely with key stakeholders to maximise efficient delivery, with cost efficiencies and ability to scale
  • Deal with strategic, high priority, complex projects to enable customer migrations seamlessly, while also ensuring effective and efficient delivery

As we will partner with teams from across Cloud Operations and Infrastructure as well as legal, finance, and other central Microsoft teams, the role will need to be focused on creating a One Microsoft culture and influencing horizontally across the company.

Qualifications:
Required Qualifications:

  • 10+ years portfolio management, real estate, or office management experience AND 7+ years people management experience
    • OR Bachelor’s Degree or degree equivalent in Business Management, Real Estate, Project Management, or related field AND 7+ years portfolio management, real estate, or office management experience AND 5+ years people management experience
    • OR equivalent experience
  • 10+ years of work experience in investments, global real estate, strategy, planning of large-scale projects and working on strategic partnerships/deals

Background Check Requirements:

  • Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud Background Check every two years thereafter.

Preferred Qualifications:

  • 5+ years proven track record of successfully analyzing, presenting and delivering on complex projects in real estate or critical environments
  • Demonstrated success in generating energy, creating clarity, and delivering results inclusively to your diverse team and your broader organization
  • Knowledge and significant experience of global acquisitions in real estate
  • Highly adaptable, strong collaborator and influencer as well as solution-focused activator, with strong focus on delivery to business goals
  • Highly effective at c-level communications, with ability to drive change; create processes to improve our delivery efficiencies
  • Strong communicator, with a high capability of presenting at executive level, with the capacity to delve deep as required
  • Experience in real estate, or mission critical industry, such as datacenters, critical environments, telecommunications, network, and power
  • Passion and experience delivering innovative strategies in a matrixed organization
  • Ability to wear many hats, learn quickly, change direction when needed, and ability to make decisions with limited information
  • Innate curiosity and ability to self-start in an ambiguous environment, while always focusing on efficient delivery
  • Demonstrated project management, leadership, and cross-group collaboration skills
  • Known strategic and problem-solving skills

Real Estate Portfolio Management M6 – The typical base pay range for this role across the U.S. is USD $124,800 – $266,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $159,000 – $292,200 per year.
