A Brief Overview
Reporting to the VP of Operations, the Sr. Director of Operations has primary responsibility and oversight of properties, and direct supervision of a Director of Operations and his/her assign properties. The Sr. Director of Operations will directly coordinate the financial, tactical, and strategic management of the assigned portfolio. The Sr. Director of Operations will align and partner with the Regional Maintenance Director to support property maintenance needs. This position may work from a home office, or office out of one of our properties or regional offices.
What you will do
- Serve as Hunt’s liaison with Community Directors and a Director of Operation of assigned properties to ensure best business practices and profitability for the company..
- Supports the Director of operations and Community Directors perform all tasks typically associated with managing staff such as, recruit, hire, train, coach, evaluate and discipline up to and including documentation to support termination of direct reports.
- Ensures high occupancy at each assigned property, and works closely with Marketing team to properly position the asset and create additional demand when Active Duty target tenant demand is insufficient to achieve desired occupancy.
- Work as operational liaison between Vice President Operations and on-site property operations.
- Leads operations by directing and coordinating activities consistent with established goals, objectives, practices, and policies of the company.
- Implement Hunt Operational Programs to ensure sustainability of the projects to assigned properties.
- Work with Director of Operations and Community Directors to improve processes and management methods to generate greater than budgeted NOI.
- Work with Community Director and Director of Operations in the development of Annual Business Plans and Budgets.
- Provide mentoring and empower sites to operate self-sufficiently.
- Assist with oversight and confirm Capital Projects are being completed in accordance with the approved budget.
- Support the annual operating and capital budgets process, as well as sustainment planning
- Participate in all property reporting requirements, both internal and external.
- Report on the progress of all assigned projects. Act as liaison between on-site management; Asset Manager(s) and upper management and communicate effectively with management when problems or changes occur.
- Ensure compliance with the requirements and provisions outlined in the associated PPV legal documents.
- Helps to ensure compliance with federal, state and local laws applicable to project.
- Ensure property management leaderships follows up and ensures that all resident requests or complaints are resolved in a timely, efficient, and courteous manner.
- Provides professional representation and builds strong relationships with command, housing, government, and other external parties and maintains an open line of communication with the local and other Government entities as necessary.
- Takes ownership of property and portfolio operating results; works to “course correct” when necessary to achieve operating objectives.
- Perform other duties and projects as assigned.
Qualifications
- Bachelor Degree in Business Administration, Property Management, or other related fields preferred.
- Certified Professional of Occupancy (CPO) certification or Accredited Residential Management (ARM) certification, or Certified Property Manager (CPM) highly preferred.
- Have six to eight years’ military housing experience.
- Have five or more years’ experience managing other employees with direct responsibility for hire, fire, coaching and developing staff.
- Strong experience developing and managing operational budgets.
- Demonstrated ability to create support and buy-in from staff, vendors, management, and other partners.
- Leadership and personnel development skills and the ability to present at a high level.
- Management ability to direct, guide, motivate, and develop staff.
- Ability to prioritize for self and others, strong organizational skills.
- Ability to identify problems and organize efficient solutions, analyze data, and draw valid conclusions.
- Strong verbal and written communication skills.
- Strong computer skills and proficiency with MS Office applications.
- Ability to travel up to 50% of the time.
- Must possess and maintain a valid driver’s licenses
Compensation
We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $148,000 – $197,000 (or Max if needed), exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience. In addition to these factors – we believe in the importance of pay equity. Please keep in mind that the range mentioned above is the general Hiring Range for the role. Hiring at the top of the range is reserved for exceptionally qualified candidates. We consider internal and external factors as a part of every final offer.
