Role Summary

Rivian is looking for a motivated Real Estate professional who will be responsible for executing and overseeing site selection, contract negotiation, due diligence, and portfolio management, among other responsibilities for our west coast retail portfolio and roll-out. You will be expected to collaborate cross-functionally with different teams across the business to ultimately execute Rivian’s real estate objectives and strategy.

Responsibilities

  • Manage a regional pipeline of new sites in target cities for the Commercial Retail (Spaces) program.
  • Build and grow relationships with strategic real estate and business partners – including landlords, brokers, third-party vendors, jurisdictions, economic development, and other stakeholders throughout the project.
  • Support and present on strategy development through research and advanced understanding of market fundamentals, demographic and psychographic data, consumer trends, market rental forecasts, and other relevant economic data
  • Oversee surveying of new markets to find optimal partners and locations that align with strategy; make executive-level presentations on recommended locations.
  • Lead and manage the site selection due diligence process.
  • Negotiate LOIs, Work Letters, leases, and/or Purchase and Sale Agreements alongside Rivian’s Legal Team
  • Coordinate closely with all internal stakeholders including Retail Operations, Design, Construction, Facilities Operations, Legal, Lease Administration, Finance, and others from site inception to project completion

Qualifications

  • 7-10+ years of experience in real estate site selection, development, and contract negotiation with In-house Direct to Consumer or Lifestyle brand experience a major plus.
  • Proven ability to build relationships with stakeholders across multiple functions and at all levels, both within and outside of the organization.
  • Deep experience with real estate principles, concepts, finance, legal terms, and creative deal structuring
  • Experience in negotiations across various deal structures in different markets (national experience a plus)
  • Ability to create and interpret pro forma, cash flow, and NPV analyses.
  • Experience overseeing project development, entitlements, zoning, and planning-related procedures.
  • Exceptional ability to gather, analyze, and present information in executive-level reports.
  • Able to coordinate multiple projects at the same time, with the ability to shift focus very quickly and adjust to rapidly changing priorities.
  • Self-starter who is goal-oriented, highly motivated, and comfortable working in a fast-paced environment with changing priorities and process improvements.
  • Team player who has an analytical, creative, and problem-solving mindset
  • Ability to travel for site tours, inspections, meetings, and other work-related obligations two to three times per month.
  • This is a flex role and the candidate will be expected to be in the El Segundo or Irvine offices at least 3 days per week.
  • Safely and successfully perform the essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.
  • Ability to lift and carry up to 50 lbs.

Pay Disclosure

Salary range for Irvine, CA and El Segundo, CA based applicants: $184,000-211,000 annually (Actual compensation will be determined based on experience, location and other factors permitted by law)

Benefits Summary: Rivian provides robust medical/Rx, dental and vision insurance packages for full-time employees, their spouse or domestic partner, and children up to age 26. Coverage is effective on the first day of employment, and Rivian covers most of the premiums.
