Amazon is currently looking to hire an experienced Senior Portfolio Manager – Global Portfolio Optimization (GPO) to join the Worldwide Real Estate (WWRE) team and play a critical role in driving portfolio optimization globally. This is an exciting opportunity to join a new team within WWRE with a mandate to Think Big and create a new way to unlock value from Amazon’s operations network. This role will focus on four high-priority initiatives, in addition to other responsibilities: (i) identifying opportunities to drive efficiency within our existing operating facilities (ii) deep diving network plans at an MSA-level with a focus on the real estate value and operational performance of existing buildings (iii) developing strategy for lease renewals, and (iv) driving additional opportunistic transactions. The role will involve partnership with other Amazon teams, both within WWRE, and outside, to build the business case to support optimization decisions and investments. The role will report up through the Global Portfolio Optimization leadership team. The role will ideally be based in the Nashville, TN or Bellevue, WA corporate offices, although Arlington, VA and New York, NY will also be considered. NA travel will be required, also potential for periodic EU travel.
Key job responsibilities
– Coordinate with partners within WWRE, internal Amazon stakeholders, and business unit (BU) customers to drive ongoing data collection and a deep analysis of unused space in operating facilities.
– Support BU customers to optimize the existing portfolio, including looking at volume allocation, launch, and lease renewal decisions.
– Build datasets for deep dive discussions analyzing Amazon’s existing buildings, new launch requirements, lease renewals, excess space, and building operating performance at an MSA level. Drive towards strategic decision-making that enhances the network and solves needs across different BUs.
– Support global strategy for lease renewals, developing priorities and negotiating positions, maintaining a cadence for renewal transactions, coordinating with BUs and internal partners such as Finance on portfolio planning, and tracking savings.
– Assess the strategic implications of business decisions relating to the Amazon real estate network.
– Support project management for lease renewals in North America as needed, including managing lease renewal data, driving data integration and updating milestones, developing an executive dashboard, and regular reporting.
– Contribute to and help drive strategy for other opportunistic transactions, leveraging conditions to create value for Amazon through the existing building network.

BASIC QUALIFICATIONS
• Bachelor’s degree in business, real estate, or similar field
• Knowledge of lifecycle of physical assets (property and buildings), including negotiations for the acquisition, closure, and disposition of assets as well as capital improvements to assets.
• +5 years experience in real estate or similar field
• Experience managing large multi-stakeholder projects with high visibility and time pressure
• Deep understanding of financial analysis and real estate valuation, including the use of discounted cash flow models
PREFERRED QUALIFICATIONS
• Graduate degree in real estate, business, or urban planning
• +7 years experience in real estate or similar field
• Broad understanding of how to innovate in real estate services to optimize customer satisfaction and productivity
• Understanding real estate trends, best practices, capital markets, and the development marketplace
• Communication, negotiation and conflict resolution skills
• Ability to work collaboratively and build strong relationships with customers/partners, with the ability to invite input from these groups when determining the optimal solution for the BU customer
• Ability to think strategically and holistically about BU’s unique real estate needs, while considering with the overall existing Operations network
• Ability to understand and value different BU customer needs and provide tailored services where necessary
• Leadership capability and credibility with the ability to be influence at all levels
• Acts decisively, holding others and themselves accountable for tasks, actions and development needs

The base pay for this position ranges from $103,900/year in our lowest geographic market up to $193,300/year in our highest geographic market.
