US Central Senior Construction Project Manager

The role of the US Central Senior Construction Project Manager requires effective interpersonal, communication and organizational skills, ability to self-direct, demonstrated background in datacenter design, engineering, controls, and operational requirements and an emphasis on project/construction management, datacenter lease market experience, client representation and Project level services.

The Datacenter Development (DCD) Senior Construction Project Manager is ultimately responsible for the complete project delivery for each site location. The Senior Construction Project Manager is responsible for ensuring that each project meets the DCD Guidelines and standards, which may be adjusted from time-to-time based on best practices and Lesson Learned drawn from previous projects as well as industry changing best practice.

The Senior Construction Project Manager will coordinate with the Datacenter Engineering (DCE) team and support specialty consultants to update and provide feedback Based on Design (BOD). In managing the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Datacenter Development Project Strategy. In doing so this will result in effective client relationship management and efficiency in cost management and project delivery.

The Senior Construction Project Manager will be an advocate for managing a safe worksite. Safety is one of the four pillars of CO+I’s mission in delivering cloud capacity; joined by Quality, Schedule Adherence, and Cost Management. The Senior Construction Project Manager will also collaborate with Microsoft Security, Microsoft IT (MSIT), Legal, Project Engineering, Microsoft Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.

In addition, this position will be responsible for coordinating and reviewing vendor performance related to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls {Project Expenditure Request (PERs), Professional Services Request (PSRs), Change Orders, Pay Applications, etc.}. Additional roles include Microsoft partner engagement, as well as participation in communications plans, and community involvement with support from Datacenter Operations (DCOPs), Real Estate Services, Data Center Services, and Corporate Communications teams.

The Senior Construction Project Manager works directly for the Regional Manager of Data Center Development for the region where the data center development is located and supports the strategic and tactical delivery of data center projects in the region.

Qualifications:
Required Qualifications:

  • Bachelor’s Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience
    • OR equivalent experience.
  • 4+ years of experience managing project construction of large-scale Datacenters or Mission Critical Facilities.

Other Requirements:

  • Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include, but are not limited to, the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.

Preferred Qualifications:

  • Professional licenses in Construction Management or Electrical/Mechanical Engineering
  • Proficiency in Spanish language is preferred, but not required
  • Experience managing multiple large multi-faceted projects

Construction Project Management M5 – The typical base pay range for this role across the U.S. is USD $112,200 – $194,800 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $142,200 – $213,200 per year.

Responsibilities:
Business Processes:

  • Create and maintain best practices to identify and incorporate cost-effective solutions
  • Manage the selection, contracting, and integration of multiple vendors and internal partners
  • Drive deployment of solutions that can be socialized globally across DCD projects
  • Facilitate decision-making to drive solutions, schedules, and manage change as required
  • Apply influence, strategies, and negotiation skills to identify options and recommend solutions

Communication:

  • Regularly reviews cost and Key Performance Indicators (KPI) metrics, invoices, process/policy communications to client partners
  • Provide project single point of contact for project development and delivery
  • Coordinate meetings and activities of vendors, cost managers, and integration of lessons learned
  • Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary
  • Report Project Progress on scope, schedule, and budget weekly, or as required
  • Provide weekly project status reporting to DCD standards

Accountability:

  • Responsible for overall construction accountability, including developing, managing, and reporting on safety, scope, schedule, and budget.
  • Responsible for performing site walks every day of your assigned projects, and tracking project’s progress on schedule, quality and safety, including being accountable for holding contracted vendors accountable to their contracted deliverables.
  • Direct fiscal responsibility for the approved project budget.
  • Direct responsibility to project’s schedule milestones.
  • Work independently in support of the DCD Project and collaborate with cross functional internal and external vendors as necessary.

Vendor Management and contract compliance:

  • Provide Vendor (contractor) oversight and performance management.
  • Preparation of Request for Proposal (RFP’s), Project Expenditure Request (PERs), and other project approval tools & templates.
  • Review and approval of vendor scope of work, and design review of site and building plans.
  • Validate vendor pay-application and invoice review and approval
  • Manage compliance with prior audit results and recommendations.
