Therole of the Vice President of Plant Operations is to oversee all aspects of themaintenance, engineering, grounds, housekeeping, laundry and transportationservices in accordance with the established policies and procedures ofFellowship Community as directed by the Chief Operating Officer (COO)to assurethat federal, state, and local regulations are met.

Thisposition reports to the Chief Operating Officer (COO) and supervises the SeniorMaintenance Supervisor and Director of Environmental Services.
ESSENTIAL QUALIFICATIONS / CREDENTIALS
Education& Experience required:
§ Bachelor’s Degree with anemphasis on facilities management, plant operations, engineering or relatedfield.
§ At least five years’experience in a plant ops/facilities management department leadership role,preferably in a hospital, health care or senior living community (skillednursing, personal care and independent living service lines).
§ Working knowledge of thefollowing:
o Project,vendor and contract management
o Buildingoperating systems, maintenance and regulator codes
o Mechanicalsystems, HVAC, electrical and facility disciplines
o Trades(e.g., masonry, carpentry, metal working, painting, etc.)
o Operationand maintenance manuals
o Housekeepingand laundry functions and cleaning chemicals
o Safetyregulations
o Certifiedin a mechanical or electrical trade preferred (i.e., HVAC, electrical,plumbing, etc.)
§ Ability to effectivelysupervise and motivate a large team of employees.
§ Proficient advanced computerskills; Word, Excel, Power point, etc.
§ Knowledgeof federal, state, and local health care facilities and housing regulations.
§ Knowledgeand experience with Life Safety and OSHA regulations.
§ Mustbe able to read, write, and speak English.
§ Mustpossess a valid Pennsylvania driver’s license and safe driving record.
§ Proficientproblem solving and decision-making skills.
§ Experiencein coaching, counseling and conflict management.
§ Highlyeffective verbal/written communication and customer service skills.
§ Meetsthe requirements of the Pre-Hire Assessment.

ESENTIAL DUTIES ANDRESPONSIBILITIES
- Oversees all aspects of the operational functions of multiple departments and functions including the maintenance of the buildings and grounds, housekeeping, laundry, engineering, & transportation. Operations include maintenance, supervision, scheduling, employee evaluation and training programs, regulatory compliance programs, documentation and reporting programs, policy and procedure development, safety programs, purchasing and inventory control, vendor contract management, maintenance and repairs, waste disposal programs, etc.
- Plans, organizes and leads all special projects (including renovation and construction) and teams related to campus infrastructure and facilities operating systems.
- Oversees all department related vendor contracts and relationships; evaluates services, negotiates competitive rates, sources additional services as needed and recommends vendor changes as necessary.
- Exercises the administrative authority, responsibility, and accountability necessary to carry out the plant operation/ engineering policies established by the facility.
- Actively participates in executive level planning meetings and project teams.
- Develops, reviews, and maintains written policies and procedures pertaining to plant operations, safety, disaster preparedness, etc. and assists in the development of written policies and procedures for orientation, education, skill assessment and training for all personnel in areas of safety and OSHA.
- Maintains department procedure manuals, which are accurate and current in regard to plant operations.
- Participates in survey inspections by authorized government agencies, such as the Department of Health (DOH), Department of Human Services (DHS), and OSHA. Is the survey lead for all Life Safety inspections.
- In collaboration with the COO, plans and orchestrates emergency/disaster drills.
- Plans and oversees all fire drills per DOH/DHS regulations.
- Oversees the recruitment, selection, and management of budgeted personnel.
- Oversees the scheduling of personnel to comply with regulations to ensure that plant operations and resident care needs are met.
- Facilitates and as necessary conducts employee performance reviews.
- Develops and maintains a yearly department budget.
- Leads any emergency management responses and is available on call as necessary.
- Attends administrative and corporate meetings as necessary.
- Serves on (QA/PI) quality assurance/performance improvement project teams and other committees as directed.
- Meets with and provides updates to the President & CEO, Chief Financial Officer and Chief Operating Officer as requested.
